Second viewing as standard

I completely get if you aren't sure on a property that you might want a second viewing, or if you are discussing something over the weekend and want another look. But I do hate over the years this idea that you have a second viewing as standard. I had someone see my house today, really liked it, told the estate agent on the way out they'd like to come back for a second look ... Well go and look now FFS.

If you want to see the area at a different time just do a drive by or walk around. But it's a pain in the arse to tidy, sort the baby and dog out, go out for an hour at a time that suits them because "when buying a property you have to see it twice"...no you don't. If you have another question then go and look.

If you think of something afterwards, fine. But otherwise you're just being a pain in my already sore tits.

But I don't mind extra viewings if something occurs to them afterwards, but when they are at the property already and are saying they want to look again, we'll go and fucking look!

While I feel your pain I don’t think it’s unreasonable for people spending multiple years of salary on one thing to want to see it a few times before they commit.

Two or three viewings. Then surveyor, gas and electric checks. If you have textured ceilings an asbestos check. We have just exchanged and there's lots of people coming in and out before it sells.

But they are necessary, and quite frankly I don't feel the need to present the house well for a surveyor. They can just crack on. I also have no issue with someone deciding on needing a second viewing, my issue is only with people who feel they should do one but don't know why.

When you're at the house and say to the estate agent whilst you are there you want another look, I'm sorry but that is just bonkers.

I know this isn't AIBU but you're being totally unreasonable. I could never buy a property without at least 2 viewings prior to making an offer. On the second viewing you see things and think about things you didn't see on the first viewing. Have you ever moved house?

It isn't something that has changed over the years, it has always been pretty standard to be really sure before you commit to 30 years of paying multiple times your salaries, plus interest on something you are buying.

I get that it is difficult, when you have a baby, to keep the house looking great, but it isn't the potential buyers that are being unreasonable here.

Spending hundreds of thousands of pounds after a 20 minutes of viewing ? No thank you ! 2 viewings and a walk through just before signing contracts is my way of buying. If you would not facilitate this then I would not be buying from you.

People need to review what they saw. Then go back to see with fresh eyes for a second time. I cannot believe you are getting in a strop about it!

The problem is viewings are often very brief, so when making a massive purchase people are going to want a second viewing to have some extra time to look round. Completely normal!

Are you sure that you want to sell your house? If you do then you need to stop moaning about potential buyers wanting to spend some time in it before spending hundreds of thousands. You should be pleased if someone is interested enough to view it a second time.

@Candyflossdog Have you never bought an item of clothing, got it home and out the bag and realised it’s not as nice or comfy as you thought?

I find it crazy that the expectation is you’ll commit to spend hundreds of thousands of pounds and potentially decades of your life in a house you’ve only looked at for a few minutes!

Perhaps they want to bring someone else with them next time. Maybe someone else who will be living there or someone more experienced and knowledgeable whose brains they can pick.

I’m really not about to spend 3/4 million quid after a 15 minute viewing. I will want to come back with a friend/my mum/my DD.

Just keep it tidy-ish. No need to go out unless you want to.

How long did you spend buying your wedding dress?
House costs many multiples... they have to use all their savings and get a mortgage to give you that money for your house. You need that money to buy your next house. Suck it up. How entitled you are! Did you only do one 15min viewing for your house purchase?

When they say “we will have a second viewing” as they leave, what they mean is “we like it enough to shortlist it” not “we just want to check one more thing and then we are ready to decide”

If they have seen 6 houses that day (or whatever) there could be 3 definitely nots and 3 maybes. They will see all the maybes again for a more direct comparison’

A house is, more than likely, the most expensive thing you will ever purchase. Yet, the norm seems to be spending longer over choosing a pair of jeans? It’s madness! I think at least two viewings is recommended and advisable. We’ve literally just moved. Our buyers came round 3 times, we did the same for our purchase. It’s A LOT of money, you need to get it right.

They will know why though. They want to go home and think about it, think about the upsides and downsides, and then come back with those in mind and make take a second look with all that in mind.

After the first viewing, I wanted to sleep on it & be sure it was what we wanted. Plus I wanted to bring my children to see if they were happy with my plans. I'd wanted to view it originally without them so that I could actually view it properly.
