Conveyancing costs

My friend is selling a probate property. No purchase, just a sale. No mortgage involved on the house. No chain so straightforward. The conveyancing quote is £945 +vat. Plus £45 digital transfer fee, £40 digital archive fee and £90 'disbursements'. This is with a solicitor recommended by the estate agent after some delays caused by a separate probate solicitor. Time is of the essence. Does this seem too steep? I think it does and i want to advise her. This is in west Midlands so not a London property.

Not if the conveyancer is good! Check out how responsive they are and what independent reviews are like (on Review Solicitors or similar). In the grand scheme of things, saving a couple of hundred pounds for a rubbish service often isn’t worth it.

Sounds reasonable to me. I'm in the process of selling my late mum's house and our fully online conveyancer is charging £1400. They have been fab, very quick and responsive. Check out the reviews, a good conveyancer is worth a couple of hundred quid more than a rubbish one!

Sounds reasonable for me. I paid £1k to sell a property in the UK and €10k to buy a cheaper property in Spain. Conveyancing costs in the UK are quite reasonable.

Thanks so much! I've not bought in 20 years so am probably being unrealistic

You could always ask a few other places for their costs and see how they compare. Seems reasonable to me though

I have just done this. Sold my late parents home and the conveyancing fees were just over 1K. For sale, no purchase.

The price is OK for a good conveyancer; you'd get it cheaper by using an online conveyancing firm but that is risky.
However I wouldn't go with a company recommended by the estate agent; better to find someone independent.

Sounds about right.
