Changing layout downstairs

We have seen a house we really like, however the downstairs would require some moving around as I am a childminder and therefore need the kitchen to either be moved closer to the large dining room/ living room.

Or to pull the garage down and turn the bedroom and kitchen into a large kitchen/ dining / family room

Any ball park figures on how much it would be to swap the kitchen and wet room round? This would be ideal as bedroom 4 would the be a snug away from all the chaos and toys I have out all day

If any geniuses can work out a way to have a kitchen/ utility/ downstairs toilet that would be amazing

Im really bad at being able to picture different layouts so appreciate anyone who has the skills

The most complicated bit of the move you are suggesting is to move the loo of the wet room because that needs different plumbing.

where are the upstairs bathrooms and does one give you the sewer pipe in a different location to make it easier to move the loo?

Hi! Sorry, I dont think ive understood why you need to remove the garage? Can you not just take down the wall between the kitchen and the downstairs bedroom? Do you need a separate room for the kids yo sleep in/separate playroom? If so you could separate the existing dining/lounge again?
Then you can keep garage for utility/pram/out door toy storage?

The toilet upstairs is unfortunately pretty much in the same place. I appreciate this is the sticking point and its the part that makes me think it isnt possible?

I would take the garage down or convert it into another room to make the floor space bigger for the playroom. The simple solution would be to take the wall down between the kitchen and bedroom but unfortunately the floor space wouldn't match ofsted requirements as I need 2.5 square meters per child

Just to add this is the soil stack on the outside wall if that means it would be easier to move?

your easiest option might be to convert the garage and conservatory into proper insulated rooms and link them to the existing kitchen and bed4 to be your 'child play space'. then you can keep the bathroom as it is and have the other downstairs rooms as your private family space.

but whether that works depends on local planning rules and the condition of the garage / conservatory.
