Possible exchange and completion by mid November?

Good evening MN
we accepted an offer on my late parent’s property on 15 September.
Probate was granted last year, and the buyers have already sold their place, ready to move, also cash buyers.
The surveyor came yesterday.
Anyone know what the timescales are like at the moment? Would it be unrealistic that we could exchange and complete by 15 November, say?
(I have two weeks off and I’d love to afford to take a last min holiday!)
My brother is the executor, so he has dealt with all the paperwork, solicitors etc.

It’s possible. Not tremendously likely, as a survey can easily take 2/3 weeks to come
back and any questions raised via the solicitors as a result will need to filter through to you for a response, and then back to the buyer.

There are still a lot of moving parts at this stage, but it’s not unheard of for it to go smoothly. All you can do is try! Put the pressure on your solicitor if you really want to aim for it.

Good luck, in all honesty I think you’re likely to need it, but I hope you’re able to meet your dates.

Has your Brother told the Solicitor you are looking to complete by the 15 Nov, it really comes down to how fast your Solicitor and the buyers Solicitor act.

failing that, I guess it wouldn’t be unreasonable for a late November completion?

Have enquiries started yet? Is the property leasehold/freehold. Any management companies involved?
If you've already answered enquiries there may be more following the survey results.
I work in the industry and if im being completely honest if you've not finished up enquiries yet or had the results of the survey its more a No than a Yes imho.
However I have seen people say to their conveyancer "dont raise any enquiries just move on" so depends where your buyer is at and if they have any questions they would like to raise. Another thing is your buyer willing to work towards that date too... its not an absolute no but I'd say unlikely

It takes away an additional set of work to review leases etc if its freehold so thats good. In all honesty ask your solicitor if its possible, they will know where the process is upto and how far along their are with enquiries and getting them answered etc. Hope you get your holiday soon!

We had an offer accepted on a chain free house (we are also chain free) on 12th September and we are hoping to exchange by 12th November. Seller doesn’t want to complete until the end of November but that’s a them issue. So it’s feasible - doesn’t mean it’ll definitely happen though!

Please could you also advise me, my solicitor said that all enquiries started 12 days ago do you have any idea what time frame we are looking at please? The house we are buying is empty and we won't need a mortgage and our buyers also don't need a mortgage. Thanks for your help and sorry for jumping in!

Hiya without seeing the case so caveating massively @Travelcrazy
If you raised enquiries 12 days ago then I'd expect the first round of these to be answered/replied to within 2 weeks, more enquiries may come about following those initial responses so it is hard to say but its good to be at that stage as long as everyone's solicitor replies promptly then your progressing. The issues come when your solicitor is raising enquiries and other side is complete silence then the question is how long is a piece of string! Check in with your solicitor tomorrow and ask how are enquiries coming along/how many still o/s on both your sale and purchase and that should give you a better view
