2 houses in the same street, both on at the same price (250,000) identical layout inside although Property 1 is around 5% larger.

Property one has a garage, off road parking, needs updating but ok condition wise.

Property 2 has no off road parking or garage, needs new windows, roof needs some attention. Condition ok inside, livable but needs work.

Im not sure why they are both on at the same price as Property 2 is so much worse than 1.

How much less would you offer for Property 2? 10%? Or more

you could offer less but if you can afford either, property 1 sounds a much better prospect because you might be able to do the work on the house but unless you can create off road parking it’ll never be in the same league.

I wouldn't consider a house without off road parking if there was another house available with it already. It's expensive to create (especially if you need to drop a curb) and there are rules about how wide the parking can be in relation to the width of the house! Property one is the no brainer in this situation.

I would offer on house 1. To me personally, the lack of off road parking & needing a new roof would probably make house 2 a no go.

Its complicated. We join property 2. This gives us the opportunity to create a much needed granny annexe and we would be able to create off road parking from our property.

So you are considering buying the house next door to create a larger residence? Well the vendor can price it how they want, you will pay more because this is the only property for you.

I expect this is a far more expensive way out of buying more space. Surely two smaller houses are more expensive than one house of the same square footage?

@fruitbrewhaha yes I suspect you are correct, its a pipe dream really. I was hoping to not have to have too much upheaval but id imagine a proper move is more financially savvy

It can be hard to get planning permission to turn two houses into one as from the council's pov you are reducing housing stock. Depends on the area but worth bearing in mind.
