Buyer wants a second viewing 3 months after offer accepted.

I know no one will be able to shed any really light - I always thought it was odd the buyer bought without a second viewing! Just wondered if any insights

We accepted offer at the end of July. They are renting and have been looking for a house in this area- houses go v quickly due to school system here. Searches only started in sept and take weeks. They haven’t wanted to do a survey (yet). Highly likely that they’d like our house in order to get into a specific school.

unfortunately there were issues up the chain and the original idea of moving in Nov was moved to Jan which our buyers were happy with. The house we had an offer on we withdrew from but had an offer accepted within days on another. So it’s still probably Jan as a possible date.

we are worried that they’re getting cold feet….? Though searches may have thrown up some work being done next door.

argh to the tidying again!!

Possibly they’d like to measure up for furniture/any changes they plan to do.
Its fairly common - I’m sure I did at least 2 viewings on the house I’m in now (the owner was deceased though so perhaps less intrusive) - because I needed to understand some measurements to plan for an extension.

They're about to spend a FUCKTONNE of cash on a house they'll be living in for the foreseeable.

I'd expect at LEAST a second viewing, plus maybe another for measuring up.

Yes, we wanted a second viewing in order to assess what decor and furniture we wanted.

Our buyers were reluctant as they had decluttered and hidden their dogs for the first viewing. We reassured them that we didn't care about dogs or mess but just wanted to come to take measurements etc.

We did a second viewing about a month before completion to measure a few nooks, get a better idea of furniture and to show the children as we didn't take them with us to viewing while we were looking.

It was also really helpful that the previous owners showed us things like where the stopcocks were, how to set the timer for the heating/hot water and little things like that.

I’d find it very odd if they didn’t want a second viewing and likely a third. I mean who spends all that money and only looks once.

Similar to PP, we did the first viewing with the estate agent who was pretty crap, 2nd viewing after offering, we did with the owners and they could answer sooo many more questions.

I always thought it was v weird they didn’t want to see it again! And assumed they were more focussed on getting a house in the area.

we did two viewings and want more. Second viewing after our offer was accepted we quickly did some measurements.

That makes sense. I’m not sure if it’s with us there or not though.

well yes, we had done that.

Dh is going a bit OTT and wants it exactly the same as it was Confused luckily we have kept most things in storage.

i don’t think a water rower against one wall is an issue….

I'm with PPs here. Sometimes you just need to measure up or do a sanity check (why go through the solicitors for an answer to a simple question if you could just go and look?). Doesn't have to be something worrying (and they may well not care that the house looks lived in).

Of course they want a second viewing, its the most expensive thing they'll ever buy likely and they saw it once MONTHS ago and the condition could change.

Your suppose to check before exchange but also periodically if its taking an extended time.

We had an offer on a house that got stuck in an ownership debate for well over a year, we viewed like 6 times... it ended up getting repossessed but it was going down hill quickly from leaks and damage.

the other thing that has changed is that due to Ofsted changing, the local school hasn’t a full marks outstanding anymore, though only went to good on two iirc.

so I supposed I’m worried they’re getting cold feet. But I’d be onto my 3rd or 4th by now!

very few houses at this location, near to school, at this price range though.

The thing I think is the most odd is that they haven’t yet done a survey.

That would make me worry that they weren’t entirely serious.

Yeah I agree completely normal, especially your sale is taking a long time!! I had my offer accepted August and should be moved in a month, that’s with a chain of 4

Although I agree with pp who say it's normal to ask for a 2nd viewing, what I find rather odd is that it's 3 months after the offer has been accepted!

  1. It's after the offer has been accepted (we did our one before).
  2. 3 months later is quite a bit after the first one (we did our one earlier on).

I think that’s bonkers. Or v naive?

Dh was annoyed that apparently the estate agent has this week queried / expressed surprise as to why they’ve not done a survey. (Dh is in a profession where he knows a fair bit about houses and we wouldn’t be living in this one if there were major issues. They don’t know that obviously. Or maybe they googled his name… 🤔) so they might be going to.

If your chain is complete, they need to get on with booking a survey. My buyers didn't do a second viewing until quite a long way into the process which I did find surprising but we completed ok. However they aren't showing any commitment until that survey is scheduled. The mortgage (assuming they are getting one( will need that and that can be the slowest part these days

They said they could extend their mortgage offer till at least January when we were asked to by the top of the chain (4 ppl.) the chain is now 3 as the new house ppl we are going to buy from are considering renting.

also all within the same estate agents. Who probably want it to go through for their cut

As a first time buyer my conveyancer advised me very strongly to view the house again to check it's current condition before exchange.

As pp have said they may also have works in mind so need more details measurements in advance.

I have moved in the last 18 months and needed 3 viewings; initial, plus one to confirm first impressions and the last not long before completion to measure up for furniture and check how much junk I'd need to throw away 😁

Just be wary that house buyers can use a viewing near to exchange date, to
"find" a problem which will require £5k off the price. This happened to me in a previous house move.

We didn't bother with a second viewing as we figured the rooms were big enough that all our furniture would definitely fit. It didn't really occur to us that the condition would drastically change in a few months although realistically it was our only option in a particular area, so we'd have just dealt with anything we encountered.
But we are probably more relaxed than most buyers, and weren't in a hurry, and had spare funds for any repairs that might be needed.

I didn’t ask for a second viewing / pre-exchange viewing when I bought. Always offered after single viewings. This time round I will ask for a viewing pre-exchange to make sure the place hasn’t been wrecked (yet).

I’ve always been told by estate agents that you should turn down requests for viewing after an offer has been accepted; last thing you want is them coming back and having a rethink.
