Offer on house, more viewings scheduled

I put my house on the market at the start of the week (I’m in Scotland and in a desirable location)
we’ve had an offer accepted on a property to move in to.

I’ve got 13 viewings scheduled - 3 happened earlier in the week and 10 to happen between today & Monday.
we got an offer in today and it’s a good offer, pretty much what we wanted, with someone still to sell their property.
i want to neither accept nor decline the offer as we have 10 scheduled over the weekend, including 8 first time buyers with no chain.

am I unreasonable on the person that offered to do this?
estate agent reckons it’s going to go to a closing date, so basically best and final offers.

Not unreasonable at all. Waiting till others have viewed is normal, as is going to closing with this level of interest.

I think it’s pretty standard to not accept an offer until somebody is proceed-able.

We had similar number of viewings. On the 1st day we had an offer of 6k over which we were perfectly happy with as we would have taken the original price. Ea recommended going to best and final after all viewings and a week later we accepted an offer 16k over so well worth the wait.

They’re not proceedable so I wouldn’t stop the viewings although in Scotland your house buying systems are different to ours in England so they’re more binding as far as I understand

Thanks everyone! Was pretty sure I was right, didn’t want the guy to think I was fobbing him off as the offer is good but since we have so many scheduled I want to see them through.

The offers are no more binding up here. You still have to go through all the legal things and agree the missives. Once the missives are signed then the contract becomes legally binding but up until then anyone can pull out.
As others have said wait until after the weekend. If you get several notes of interest then you can go to a closing date. You may find someone who is more proceedable.

Yes their offer isn't proceedable, so I wouldn't be accepting the offer just yet. Go to a closing date after all your viewers and best of luck, thats an amazing amount of interest in your home!

Having also sold recently, I would see out the viewings and then set a closing date. You can set a closing date now and let the viewers know. Then you will have all the offers in and you can compare them and pick the one that suits you. Not necessarily the highest but the most proceedable.

Ok so we went to a closing date and got a cash offer, 17k over home report. I’m stunned that someone has that cash sitting around tbh.

anyone have any experience of accepting a cash offer?!

also this wasn’t our highest offer, we got one at 35k over but they still have a house to sell and haven’t started the process at all.

That's amazing, congratulations! I'd have taken the same offer as you, £35K over means nothing if they cant move forward now. No experience of cash offer, but I imagine it shouldn't be much different to someone who has already had a mortgage approved? Maybe I'm being naive though

Thank you for reassuring I made a good call 🤣 the estate agent also agreed, the house they are trying to sell could take a while to shift, we already have a house offer accepted so we just wanna get moving!
asked for proof of funds and all looks legit in terms of savings! So could potentially be a slightly quicker move as only one mortgage (my own!) to sort but as I’m porting it should be easy enough…
