We have our three bed semi in rural coastal Somerset for sale and is described as most attractive and well presented, which it is. The house has been on the market for 5 weeks and we've not had a single viewing. The estate agent called me to apologise and day they didn't understand why, as it's a lovely house. The house price is £300,000, which is reasonable as most people usually put in a slightly lower offer. What's your thoughts? Is 5wks not that long?

Still, there is a shortage of affordable housing in the UK and I am sure if it were priced attractively it would probably be snapped up (pretty much by the definition of "attractive pricing").

The fact that you have no viewings seems to indicate there is very little interest at all in your current price.

Have you looked at similar stuff/prices on the market and compared ? Also look at properties that have sold recently nearby.

Is it in a flood zone ?

We are willing to accept a slightly lower offer ie; £285,000 but if we drop it too much, it will not be worth moving. After all we need to be able to afford our next home also.

Neither of those things mean it’s worth that much, though. What are similar properties in your area selling for?

I don’t think anyone wants to move this near Christmas or the upcoming Budget. After that, it’ll be the price.

People often say that they need a certain figure in order to fund their onward purchase, but buyers don’t care about that. They will offer what they think the house is worth to them.

Are you in line with similar properties in the area. It really is a flat market just now.

Have you checked that the listing is of a good standard with great photos?
You could try the friend calling the agent thing to see if they are responsive.
Apart from that, it's likely that no one is interested at the current price. As @Bluevelvetsofa says, the market doesn't care what figure you need. The economy is getting worse and worse and people are having to tighten their belts across the board. I think pretty coastal areas aren't doing too well as the number of second home buyers has fallen a lot.
I do agree with others that the upcoming budget is putting some people off moving, although as many sellers as buyers and I have seen some houses being marked as 'sold' in my area in the last month despite budget jitters. If you aren't keen to reduce, maybe keep the price as it is until post budget and then see if you get some interest.

Stamp duty as it is now - 2% of the difference between £125k and £250k, 5% of the difference between £250k and £300k. It’s lowers the prices people can pay (first-time buyers are exempt) and I agree that most people are waiting for the next budget before making any decisions.

I’m pretending that my late parents house, which I’m trying to sell isn’t on the market when it is if that makes sense. So in my mind it won’t move until post budget, but it’s waiting in the wings and ready to go. Only way I can keep sane in this dire current market.

Are you in West Somerset OP? Houses sell really slowly there.

Could you put up a link to your house details and we'll see if we can think of reasons why people aren't viewing.

Take it off the market and wait until after the budget and Christmas because these two events will kill the market. Relist in January, this is what we did and eventually sold after nine months on the market.

Brevit, Covid, COL, multiple wars and recession have affected economies and the house market.

Op if you are happy to put a link then people are very clever at giving advice.

No viewings means either the listing (photos etc) is putting ppl off for some reason or the price is too high, sorry.

Unfortunately as others say, buyers don't care how much you need to sell for to buy your next house. Do you have to sell right now (job move, no roo.for new baby)? If not I'd be inclined to remove and go again in Feb. Post budget and post Christmas.

You have my sympathy. I took over a year to sell my late dads home and the costs built up ....council tax, home insurance, heating etc. it was very stressful

If I'm looking at the right property then perhaps the small kitchen is putting people off and needs to be reflected in the price? But overall I like it but the price seems to be a bit toppy versus the rest (Area360 Are Profile)

Just to add, that MInehead is probably a very local market because of its poor transport connections. When we moved to SW we considered it briefly and discounted it for that reason. No fault of yours but will severely limit the interest.

That's a brilliant idea. I wish I'd done that with my house. I gave up in the end and am going for renovation.
