Relocation to Bath & surrounds

Hello Mumsnetters,

Would love some mum input on our potential relocation to Bath (or surrounding areas) as have a few areas in mind but struggling to see much coming up so want to broaden the search a bit.

Details:

  • 800k budget looking for 3/4 bed
  • mum based in Camden so would like to be close ish but not essential
  • good primary schools and nursery important
  • we will need to commute into London maybe once every other week so not loads but would like the option there. Open to a cycle/taxi to the station or alternatively a drive to Chippenham or similar
  • really want a community feel and not a super urban environment (relocating from London and want a change of pace

Areas we’ve considered:
Larkhall (not much coming up)
Widcombe ( too expensive for our budget)
Weston Village seems like a potential good option though don’t know it well
Bear flat - but is it a good area for young kids or is it more so families with older kids?

We are definitely open to surrounding villages but probably want something that’s a decent ish size, we’ve thought about Corsham but need to check it out properly.

Would love any wisdom, thanks so much!!

Corsham is:
a) expensive & popular
b) if commuting to Bath by car it is a congested route
c) car to Chippenham along with countless others (part of reason for popularity)
d) avoid being above the railway tunnel or near the rail line cutting (although you would get used to it)

Corsham is ace, the bus into Bath is really easy and avoids a lot of the traffic. The schools are all good and it has a really nice community feel, leisure hub/library and independent shops and cafes.

Thanks all!

Any thoughts on Coombe Down / Batheastern / Bathhampton and the area near Chelsea Road? Thanks!

The area around Chelsea Road is a nice little community, but street parking can be tricky due to proximity to the RUH, so a consideration if you won’t have a driveway / have more than one car. Same goes for Weston, though it’s also a nice community.

Having grown up in Bath, friends who lived out in Batheaston / Bathhampton / Bathford always felt a bit out of the way - I expect the buses are somewhat better now, and it’s not necessarily a problem with small DC, but you also don’t have the convenience of a quick jaunt into the city - which is one of my favourite things about Bath, that it’s such a walkable place to live for everything. The London Road can also get very busy during rush hours, so driving in and out of Bath to that area a bit tedious at times.

My parents still live in my childhood home in Oldfield Park. The area around Hayesfield is quite pricey, but a bit more south on the other side of Moorland Road (also a really nice community vibe) more affordable, though also mostly terraced homes until you get a bit more up towards Englishcombe Lane.

If I were on your £800k budget:

  • keep looking out for Larkhall and around Camden (homes come up all the time, it's just quiet right now)
  • Bear Flat is very family-friendly (all ages)
  • Widcombe: there are lower priced bits around Pulteney Gardens
  • Look at Upper Oldfield Park and Bloomfield Park across from Bear Flat
  • You get you get a lot for your money (for Bath) in Weston - the 'village' is a small bit. It feels quite surburban.
  • Add Combe Down to your list (over Batheaston etc)

Nurseries and primary schools are good all over Bath. Worth thinking ahead to catchment state secondaries - again good everywhere. I like the ones south of the city.

There are also good value roads dotted around within your budget, eg around Cranwells Park. I've written a longer guide answering just this kind of thing with more info here: https://upsticksguides.co.uk/bath/family-homes-for-every-budget/

How to find a family home for every budget - Upsticks | Bath

It’s an irritating truth that Bath is “better value” the higher your budget goes. Compared with London, the maths looks even kinder. But at the lower end, the search for a three-bed can feel like an episode of Location, Location, Location. Kirstie’s ap...
