Dismantle ancient garage with asbestos roofing

Has anyone gone through the process and how disruptive was it in terms of involved work / expenses?

I am considering offering on a property but they have a really ancient garage in the garden, I reckon roofing has asbestos but survey would confirm that. I know this required specific professionals due to the risks involved but was wondering how bad the whole thing is (do I need to shut all windows for XYZ amount of time and do I risk intoxicating the whole neighbourhood?!)

Wouldn’t want to upset future neighbours on day 1.

My neighbour in my old house had a garage like this - it cost him about £3k with the full dismantle and disposal - I would recommend shutting the windows so your house doesn’t get polluted - and I’d recommend letting the neighbours know. Asbestos is deadly - they’ll probably be glad to see it gone! Short term pain, long term gain.

Thank you! Honestly this makes me so nervous but I guess the proper professionals would know what they’re doing. I need to read up about all the remnants that will inevitably dispersed everywhere in the garden, whether those are deadly or not. It’s honestly making me want to not put an offer in! Thank you again

The builder I talked to about it said that removing a corrugated asbestos roof was fairly straightforward, the real issue was disposing of it afterwards in accordance with the local council's requirements.

We decided to leave things as they were, so I can't quote any costs but I got the impression (it's a small single garage) that they would not have been eye watering.

It’s not a huge job or as costly as you might expect. As long as the material isn’t broken up too much, from memory when we had an old garage removed a few years ago they just wore plastic suits and masks and removed it sheet by sheet and wrapped it in thick plastic bags and took it all away.
We weren’t told to close our windows or stay indoors, they weren’t breaking it up into smaller pieces- they seemed keen to keep sheets in tact and move them carefully.
I wouldn’t let it put me off if I wanted the house, just let the experts do their thing. They’ll know exactly which parts of the garage contain asbestos and make sure they remove it all.

We had it done, it really wasn't a big deal, roofing materials are fairly low risk in asbestos terms, and they know what they're doing and have everything in place to take it apart and remove the waste safely.

It’s very common for garages to have asbestos and not a big job or big deal really. I think we paid about £900 but it was easily 8 years ago. I don’t recall it being disruptive at all.

You mean those corrugated sheet things?

Thats not that big of a deal. You need experts but you’re not risking the whole neighbourhood. They’ll remove the sheets whole to minimise any fibres being disturbed, wrap them, and take them away.

We had ours replaced. It was done in less than a day and that included replacing one of the metal trusses. Specialist company were very knowledgeable. I sent them pictures and they knew exactly which brand it was.

Was significantly cheaper than a new garage. I'd expect to get a decent number of years out of it yet.

Ours is pre cast concrete so pretty sturdy. Really depends what state/construction you have as to whether it is worth replacing or rebuilding.

Edited to say it's full sheets so they wear protective clothing and bag it but there are not fibers everywhere, that's the whole point.

Was about £900 to take it away four ISH years ago

We did ours ourselves, hosed it down and then took it apart. Our local council had a drop off point. We worn masks gloves binned the clothes , it’s more common than you think
