What can we do with this layout?

If we put a whole width extension going out 3m?

Points to consider...

  1. Can't steal any garage space, husband says it's too full of tools for fixing stuff
  2. The kitchen back wall is a supporting wall from the external right hand side to basically where the window begins which is approx 77cm from corner to edge where the window starts.
  3. I want a utility room/area to hide the washing
  4. Dining table currently in the lounge, hate it, can't put it in the kitchen. Have worktops running with sides lengthways which is great for cooking and storage.
  5. We are detached and own all 3 fences. Only have one neighbour on the kitchen side. Our external wall faces into their walkway to the side of their house.

We have considered moving and it's still an option but we wouldn't really gain much for our budget. It's cheaper to extend plus then we have the bonus of being able to put in a brand new kitchen and enjoy the house especially as we are starting to have to do things like put new bathrooms in because they are beginning to be not fit for purpose. We are limited to area too because of schools and will be for another ten years.

We want an extension to add value and if we stay long term the chances are we should make back most of the money we have spent on just building the extension.

What can we do with this layout?

For context, this is the "next level up" house

I don't like the toilet off the utility and the kitchen is smaller than ours but the lounge is bigger. I'm also not keen on the location because it's a lot closer to the main road in the village so not great for the cat. She might not be around by the time we come to move but my husband doesn't want indoor cats so we have to move to somewhere cat friendly and I'm not sure this location is.

What can we do with this layout?

The tricky part is flow along the wall with a window.
I think move to a front to back layout of hall, kitchen diner. Living room across the whole back extension. That's a lot of messing around with walls though so probably wouldn't get a return on investment.

I'm glad I'm not the only one who was feline-minded when planning our home! We used a company called Home Tales for our extension and thankfully they didn't bat an eyelid when I explained about wanting a utility space to discreetly store our electric litter trays (they aren't indoor cats but they are fussy in winter)

If it were just me I would completely catify my house with walkways on the walls disguised as shelves, extra climbing towers and I would cat proof the garden and give them an outdoor cat area with a wheel and more outdoor cat trees and hides.

I would need a lottery win though to be able to afford to do all that but also to afford to keep loads of cats!

Probably a good job it's not all up to me or I could end up being one of those old ladies eaten by her cats 🤣

We have considered this too but it's a whole lot of faff and expense and by that point we may as well just move.
