Search reports - "natural perils" advisory

FTB here, buying alone so no one to share the stress with. I've just had the searches back and a lot of the subsections are green "pass" results but there are a couple of yellow "advisory" results which are all doom and gloom and suggest the house is about to fall into bits around me.

Two notable ones:

Potentially soluble rock deposits have been identified from BGS Data beneath the property and naturally formed cavities are recorded within the local area. Within soluble rock deposits, dissolution through the infiltration and flow of
water can occur, resulting in the formation of underground caves & voids. Ground movements can occur when these underground caves/voids collapse.

The GeoSmart model indicates a notable pluvial flood hazard (with a 1 in 100 chance in any given year) at the property. Therefore, the likelihood and severity
of risks to property or possessions arising from surface flooding are elevated.

Should I be worried?? Is this normal?

You could ask your surveyor if it’s normal for the area as they prob do a lot near you. You could ask ‘would you buy this’. Mine was v helpful and opinionated and happy to advise on a few things

ivw never heard of that in a report and I would be worried about potential pot holes?

Also have pluvial flood risk in the place we're buying, and that ones a bit of a yawn for us - not deterring us at all. There are things you can do to fix it in the future, and it's immediately a fairly small risk.

Not sure about your caves.
