Buying house at high risk of flooding

It’s in Greater London. As far as I can tell, no recorded instances of flooding on this particular street, though there have been on others nearby…and there’s a stream at the bottom of the garden. Anyway am not so worried about likelihood of it happening, more what it means for future mortgaging and insurance. My lender has said they’re fine to proceed and the vendors have insurance…should that reassure me? Or am I risking having an unmortgageable house in the future? WWYD…?

I have friends who live with a river at the end of their garden, they went from a 3 bed semi to a detached 4 bedroom house, they could only afford this due to location. They’ve lived there over 20 years and it’s flooded once, where they went into a rental for 6 months, insurance paid for everything, yes insurance is now more expensive, but not too excessive, they love their house and it’s location.

It’s not so much flooding, rather that it only takes one idiot leaving the lock open for it to overflow. I’ve seen this happen on my local canal and back gardens were flooded before they figured out how to shut it again.

We fell in love with an amazing house that we later found had a high likelihood of flooding, though it had never actually flooded. There was a stream in the garden and flood defence trenches in an adjacent field, but realistically, I live rurally so can see clearly that the climate is changing and we're having more sudden, heavy rainfall. More houses than ever before will flood, and I'd be living with that anxiety every time we have a bit of a monsoon. Not worth it imo.

My previous property flooded in a “1 in a hundred year flood” ….. it gave me anxiety every time it rained and sent me a bit obsessed
I’ve since moved to the top of a hill !

There will be an increase of rain in the UK in the future due to climate change. Insurance companies are aware and re-thinking their charges and more people are experiencing flooding than before. I wouldn't buy a property on a flood plain.
