Trying my luck with this as I'm lost

The property that I've purchased has a detached concrete garage (17x9). I'm in process of getting the roof and door changed but not sure for what option I've around external walls. The walls are in need of clean/paint and not sure if these can be jet power washed or doable with a coat of paint.

If anyone has faced similar then pls share the experience and approx cost for

  1. Painting (material + Mandays)
  2. PVC cladding (it's expensive, I know)
  3. Jet power wash (if it's possible on the walls)

I'd be tempted to remove it to be honest. It might be cheaper to demolish and buy a new pre-fab garage.
Be aware that the roof may be asbestos sheeting.

I wouldn't PVC clad. Stiff brush the walls to remove loose material and paint. I'd DIY it.

The roof looks like it may be asbestos sheeting, so I hope whoever is removing it has the appropriate expertise and tools to deal with it. As the poster above has suggested, it might be better to demolish and have a new garage built.

If it’s concrete blocks I’d power wash, new roof and new doors would be easy jobs to contact out.

As others have said, probably asbestos roof. Easiest and best thing would be to have someone remove the entire thing, and then replace with something better.

Agree with PP looks like asbestos roof - dangerous stuff. Agree, get it demolished by specialists & rebuilt if you really feel that you need a garage.

I recently had a friend who died of an asbestos-related cancer due to washing her husband's work clothes covered in asbestos. Her husband died about 20 years ago due to asbestos inhalation.

I am replacing my garage roof - similar size (not asbestos) and had 3 quotes and they all came in around 3K.

When I had a garage like this I got a leaflet through the door from a company that specialised in refurbishing them. Don’t remember their name I’m afraid.

However it’s had its day really Best option is to demolish and build a new one.

If you can’t afford that then I wouldn’t do much more than a DIY jet wash and then coat of masonry paint.

Does it need a new door? Couldn’t you just paint the old one?

Also does the roof need replacing? Asbestos roofs are perfectly safe if intact and not disturbed. You can even replace the roof yourself with the right precautions / mask etc. It’s one of the least dangerous forms of asbestos and perefectly legal to remove yourself. You can dispose of it at many council tips, so long as you wrap in plastic sheets and tape up first, and put in the special asbestos bin.

Google Hanson garages. That will give you cost of a new pre fab garage (they look much nicer these days). Then you can compare that to cost of work of your existing garage before making a decision.

Well that is something I didn't thought of. Do you have an estimated figure if I go for demolition of current and get a new one installed...high level estimate will help

If/when you get the old one demolished, keep your house windows closed and don't hang any washing out while they do it!

A cheap but slow option for making an ugly garage look better is to grow a climbing plant up it.

we just had our slightly larger garage demolished and rebuilt by Hanson garages. Total was about 8k and that included a team to come and demolish the garage (including the abestos roof removal). New garage installed (took them about 3 hours from start to finish to build - garage was demolished a previous day) and we also paid an electrician to put in electric to the garage.

With prices like that, it really is a no brainer to get the garage replaced, rather than throwing money at an ugly life expired old one.

Thanks all for lovely insight.

Got the garage dismantled and new garage installed.

Size 10 x 16 with a layer of 4 inch concrete as existing base had some cracks

Total 7100 GBP

Looks goods I have a friend who is currently trying to get quotes to re roof and repair her old concrete garage. I’ll show her this post to show it’s really not worth it, just get a new one.

Another vote for Hansen's here. Remember you might have to factor in the cost of a new heavy duty base of you change the size though.
