Amazing house in Salisbury/Longhedge, but it hasn't sold and I'm not sure why

I'm looking to move to Salisbury/surrounding area with DH and two young kids. I have found the house of my dreams. It's a converted barn in Longhedge, however....few red flags...

  1. I've seen it on the market with a few different agents for over a year now, so it's clearly not selling for a reason?
  2. It backs onto farmer's land. Amazing views, but I'd be worried someone may build (I'm assuming that's why it hasn't sold yet).
  3. The track going up to the house is owned by the farmer, with the owners having a right of way

With the development aspect, I was thinking the Longhedge development is on the other side of the road, and surely building on this field behind the house would make the area over-developed? There are no planning applications at the moment. I actually wouldn't mind losing the view, it's more the idea of construction traffic that puts me off.

Does anyone know this area well? I think the house is beautiful, but there must be a reason it's not shifting. I think it's fairly valued for the amount of space you get, and it's really only 5mins into Salisbury, but would love to hear from anyone who knows the area well? I really don't, so would appreciate the guidance!

5 bedrooms and only one bathroom and en en-suite may be more of an issue. I would think people buying a house that size would want another bathroom.

Don’t know the area at all, but looks relatively compact vs other houses for a similar price in the area - people are often dubious about paying a premium on something because it’s a new build.

In general though - I’d imagine there’s not a huge pool of people looking for a £1m+ house in Salisbury? It’s a lot of money.

I often see these nice houses in the countryside hang around on the market a long time - they have a very specific audience I think… waiting for the right buyer takes longer.

Not sure bedroom 6 is really a bedroom. Surely it’s a sitting room.

No matter how much I liked a house this alone would make me not buy it.

There's plenty of money in Wiltshire, lots of posh houses too. This doesn't look like one of them and still £1m is a decent amount to spend. Plus (big plus red flag) the access road.

There are plenty of detached houses in Salisbury on rightmove without the hassle of haredright of way.

If you have £1 million to spend in Salisbury you’d usually look at Harnham. The part this house is in is surrounded by new build estates and doesn’t have the luxurious, quaint feel some of the other parts do.

So on edge of old Sarum village which is not particularly nice, that road is very busy and it might technically be 5 mins to Salisbury but you’ll queue for an hour to get into town along that road. Then the access road, I would expect more development around it and that quite a lot of money for that floor space round here.

Beautifully finished, but as people say when a house doesn’t sell it is always the price.

It’s a decent size for a five bed, much bigger than your average David Wilson. All the bedrooms are a decent size. Lack of bathrooms, but that could be rectified.
The track wouldn’t bother me, but I live very rurally and it’s very common. In terms of future development, have a look at the local plan. If it’s earmarked for development that should tell you.

If I had a million I wouldnt buy that

Others have flagged issues that would put me off (I didnt know about the right of way, I wont share any rights of way with anyone, not even an alleyway)
Strange to have too few bathrooms, houses these days seem to be filled with the things

But really, its not my cup of tea, its in the middle of no where, massive open plan spaces inside, dont like that. Horrible staircase

For someone who likes that sort of thing, its great, it would be up their street

But not me personally

Difficult to say why it hasnt sold.

@soupyspoon no not the owner, but in dispute with DH about going to see it! I've honestly monitored it for over a year now, it's one of those houses I've never been able to get out my mind. It's right up my street, and whilst DH loves the house he really doesn't like the location. So, I was hoping posting here would result in people giving me advice that would finally help me move on 🤣

I know the area a bit but not particularly well. The road does look busy on Streetview, and I don't think the photos do a very good job of selling the living space - there seem to be more photos of the annexe than of the downstairs of the main house? At first glance it gives the impression that it's not a lot of house for the money, which might have put people off viewing. It looks beautifully done though and the annexe is great.

None of the bedrooms are very big, you’ve got four bedrooms sharing one bathroom, and the access issues. It doesn’t seem a very practical place to live, and on top of that the spec of the kitchen and bathrooms looks very ordinary to me.

That’s in the annexe so it is an open plan loving and kitchen with a bedroom off it. Totally fine for a granny annexe or airbnb.

I assume it’s the NHBC warranty that applies to new homes for 10 years. If it was built in 2020 it would have 5/6 years left.

What exactly attracts you to it?

How did other posters know about the farmers access? Its not on the description that I know of

That is a really busy road and as another poster said, Castle Road into Salisbury gers really congested, so it won't be quick to get into the centre.

There are much nicer areas around Salisbury.
