Hi,

I viewed this house a month ago and was put off by the layout especially upstairs. But since then haven’t found anything either. So I’m trying to see if there are any workarounds really.

how would you change the floor plan to go 5 rooms upstairs with a family bathroom and en-suite bathroom please? Also for downstairs I would need a bigger kitchen and a utility room. Also to add keeping costs minimal but I know I will have to spend a bit modernising. Any expert/keen home enthusiasts who can give me ideas please? X

You could make a bigger kitchen utility by sacrificing the dining room. Never sure about bedrooms off bedrooms. There's no photo of the conservatory which makes me nervous.

To be honest I think it looks like a bit of a money pit and without cash it can't be changed quickly!

Upstairs can you make a corridor through bedroom 3 to bedroom 5?

bedrooms are easy to sort if you cut a corridor off bed 3 to get to bed 5.

bed 5 might be v cold because it is over the garage.

the utility is already v big - what would you need to change?

the kitchen could move into the dining room if you really need more space but that doesn't need to happen immediately

Most of the bedrooms are narrow. Take down conservatory and extend where it was? Then you sort out bedroom and kitchen issues.

several options depending on your budget and needs......

  • knock down the wall between the kitchen and utility room to make a larger open plan kitchen / diner / family room and move the utility into the back of the garage.
  • block up the door between bedroom 4 and 5 and knock through from bedroom 3 to make this the master and use bedroom 5 space as an ensuite / dressing room. This gives you 2 other bedrooms with a main bathroom and another double with ensuite. It looks like the floor level is lower in this room though.
  • the conservatory is probably only fit for the bin
  • if you need 5 bedrooms I don't think this is a 5 bed house!

Lots of space. Lots of good suggestions. Ultimately worth to live in the house and understand your needs. But most importantly is to think of the price reflects that you will need to make to make the house work for you. If this is your forever home, it’s worth it. If not, maybe keep looking.

What is the ceiling price for the area? This house needs a lot of updating on a cosmetic level. A big kitchen diner would mean losing the utility. Having a corridor from bedroom 5 would mean 4 becomes a single. 5 is also very thin, so double bed would be tricky. If you need 5 bedrooms, I would keep looking.
