How would you extend this property and change the layout to accommodate a second bathroom or how would you change the layout to accommodate a new bathroom if not extending?

The garage is next to the downstairs loo so presumably the plumbing is in the area - could you take some space from the back of the garage and make a shower room?

The upstairs landing seems massive, and what's that at the top of the stairs, is it the boiler cupboard? I think a rejig of the landing space, the entry to bed 3 and the existing bathroom would let you get a second bathroom upstairs.
Or if you don't mind downstairs I think I'd probably divide the utility and put it there.

I would try putting one between existing bathroom and bed 3 , moving bed 3 door towards the landing , or taking a bit at the back corner of the garage and making an opening into the hall

Yes, I’d lose the cupboard in between the bathroom and bed 3, move the door to bed 3 along and create an en-suite. It would be small but with a central door and washbasin opposite, shower to one side and toilet to the other, with a pocket door and decent extraction it would work.

Unless you need to, I wouldnt extend (risk of ruining outside appearance quite high for this plan?) I’d convert the garage if I needed more space. For extra bathrooms maybe consider adding 1 or 2 small en-suites. The bedrooms arent massive but if you lost the built in wardrobes you and stole some bedroom space you could maybe squeeze 2 in on plan - but the problem will be drainage - although if you’re buying and doing a full refurb that’s easier to add than if you’re living there now

Actually bedroom 3 looks like a great option for an easy en-suite? Alter/lose that odd wall to the lobby area and put the doors to to the bedroom direct to the landing. Plumbing & drains to/from adjacent main bathroom

I would go into the garage from the downstairs toilet and create a shower room. A downstairs bathroom is very useful.

Next to the existing bathroom?
Move the door of the bathroom to the other wall facing bedroom 3 and then put a shower and toilet next to the existing bathroom.

I don’t think any of the bedrooms are big enough for an ensuite?

Also, only lose the garage if you have adequate storage for garden and other stuff elsewhere.

It's right by the existing bathroom, but utilises the hall/cupboard that currently leads to it.
