EPC in probate help

We've had an offer accepted on a property but the EPC hadn't been done at the point of advertising. The assessor completed the assessment over 2 weeks ago but they won't publish the report (understandably) because the invoice hasn't been paid. The house is in probate so the vendors are saying they can't pay it and need the solicitors permission, whereas my mortgage advisor is saying anyone could pay for it and it doesn't matter.

Cam anyone advise please? It's making me very concerned for how long the process will take as they don't seem very proactive.

When we sold the estate agent paid for the EPC. Yes obviously rolled up into their fee somewhere, but we didn’t have to pay for the EPC upfront. Are you buying through an estate agent? Seems odd if they’re not paying it.

In any case never mind the EPC, probate is going to delay things. Until probate is granted the house can’t be sold to you.

Agree - and they can't sell the house without an EPC as that's one of the documents that goes with the Sales Memo. For the sake of £60/70 you would think somebody would pay it!

I'm aware probate can take a while, but it can also be quick so I'd like everything else to be going through in case that happens.

The estate agents are paying, but apparently they need consent from the solicitors because it's going through probate?
