Would you wait a while or relist after notice period?

So we decided to take our house off the market last week as we’d been on for a few months and had had no offers apart from one. Tbh we were not overly impressed with our EA as the communication was pretty poor and they were booking viewings really far apart as they didn’t have enough staff. We would like to re-list with another EA but I’m unsure whether to wait until the new year or just re-list after the notice period is over. Do you think it would look bad if re-list so soon after taking it off?

We relisted ours immediately after the notice period with the previous agent. The thing to be aware of is that, if you have a viewing and subsequent offer from someone originally introduced by the first agent, you may be responsible for two lots of fees. We gave the new agent the names of any previous viewers and told them not to offer a viewing.

I think that your property needs to be off the market for a period of time (maybe 30 days) to show as 'new' on Rightmove. If that's the case then I would wait. If not, jut pop it straight back on.

I didn’t even think of that! Luckily I have all of the previous viewing confirmation emails with names on. Did you find you had a better experience with a different EA?

What is the market generally like in your area? Is property selling? If nothing much is budging then it may be worth leaving it until next year.

Also, are you priced correctly? Have a look and see what other similar properties have been selling for and price yours to sell

Are you desperate to sell or just would like to move? That could help you decide whether its worth trying again right now also.

It should show as new if it is with a new agent.

It went live on the Friday, had viewings on Saturday and Monday and an offer, which we accepted the same day.

Wow that’s amazing! Did you reduce the price when you put it back on the market? It’s crazy to think it can make that much of a difference being with a different EA. You would think Rightmove does most of the selling in this day and age.

We had sold with the first agent, but after 12 weeks it became apparent that we had been lied to and the purchasers couldn’t raise the money, nor had they sold their house. We relisted for the same price as before and sold for more than the first time and 1% under asking price.

That’s really great news. We haven’t sold so I’m thinking we’ll reduce with the next agent but I’ll see what they say. We’ve had a lot of external factors which have affected things though so fingers crossed we’ll have more of a successful experience this time around.
