Second viewing - what do you look for?

Just that really. I'm the seller and I'll be doing the viewing as the estate agent isn't available.

Obviously I'll clean etc but any tips for showing them round. Do I just keep out of the way then offer to answer questions? I don't want to mess this up!

I guess they might have specific questions so you could ask if there was any info you could provide. They might want to see the place is as nice as they thought. They might want to count electric sockets or other things to be aware of things they might have to accommodate when they move in. TBH I don't know, I don't recall we've ever done a second viewing on the places we've bought. :)
Edit: whatever 'answer' you give make sure you put a positive spin on it. You know you're moving for your job not because the place is tiny with no storage! ;)

I would just stay out of their way but let them know that you are happy to answer any questions they may have.

I would let them wander on their own and tell them to come and have a cup of tea with me when they’re ready, which will be their opportunity to ask questions and you to do a sales job on the locale and neighbours 😃

When I did a second viewing it was because we were excited by it the first time, but not 100% convinced. I wanted a little time away from the house to mull it over, then to return once the initial excitement subsided.

Thanks everyone, I will leave them to wander then answer questions. The positive spin part will be easy as I love the house and we are mainly moving to be closer to my elderly parents.

I did my own viewings. I took a fair bit of advice beforehand and this is what I ended up doing:

I took them around once, then went to make coffee (offered them a cuppa too, of course) then let them go around again on their own.

I let them know this was what I was going to do upfront.

This is because:

  1. People feel uncomfortable with the owner there, they want you have a good look around without feeling that they're imposing
  2. However, there were selling points I wanted to tell them about / show them. I know about things the estate agent doesn't and it's a shame not to share them.

I liked the coffee at the end. Not everyone took us up on the offer, but most did, including the couple who bought it in the end.

The best two tips I was given about showing them around were:

  1. Let them go into the rooms first and you hang back, just in the door. If you go stand in the room with them, it feels smaller / more cluttered
  2. Ahead of time, think of something positive to say about each room, e.g. instead of stating the obvious "um, well this is the dining room", say something like "we've had some lovely family Christmases here, there's easily space for 12" / "this room gets sun in the mornings, it's really nice to sit by the window here at breakfast" etc

For second viewings, they may want to know about more practical stuff - does the road get a lot of traffic / where's the boiler and how old is it / what are the nearby schools like.
