Nice Areas Commutable to Victoria

Hello!

Looking for some advice please on areas to live that are commutable to Victoria. I will be renting at first, perhaps buying later. I don't have a massive budget (though I can see 2 beds seem to average about 1700 rent, eek) and am a solo parent so am under no illusions will be anything grand. At same time, don't want to live somewhere grim (who does but you know what mean). DC is under 10 so would prefer a school that's semi-decent with nice kids around etc.
An artistic vibe would be nice or at least a sense of community, nice cafes, some green space etc. Also on lookout for somewhere nearby to good tennis coaching programme for juniors.
He will be in after school care so I'd rather not be too far out so can get home to pick him up on time. It's maybe a lot of asks but hopefully can be done somewhere! Had looked on map at Bromley and Reigate (I know Bromley a bit) but maybe am overlooking other potential areas.

Any advice welcome, TIA!

I’m in Kent and commute to Victoria. South of Bluewater, in pretty village with a train station but food motorway links too

What about Penge? Under 20 minutes to Victoria, Sydenham tennis club has a good programme and you're in London zones so cheaper travel. Bit arty, Crystal Palace park just nearby. Rents not too mad: https://www.rightmove.co.uk/properties/161883680#/?channel=RES_LET

For example.

If you go further out you really limit your transport options and it's loads more expensive to commute.

Check out this 2 bedroom flat for rent on Rightmove

2 bedroom flat for rent in Melbourne Court, Anerley Road, London, SE20 for £1,575 pcm. Marketed by Milegate, London

Ooh, hadn't thought of Penge, that sounds really interesting and good re. the tennis club too. Thank you!

Victoria is in the District line. Chiswick, Kew or parts of Wimbledon are nice and not as expensive as Parsons Green or Richmond.

UneasyMe · 16/09/2025 12:42

Penge is a good shout. Also Sydenham or CP. All on the loop train that goes round to Victoria, plus the Overground for regular connections to the tube. Great to have multiple transport options, and physically you’re never tooo far away from home/school.

You could look at West Dulwich - short overground to Victoria (and buses and an easy connection to Brixton and the tube for days when the train falls over) and a good tennis club. Nice part of the world. Secondaries are a bit random though because of Kingsdale's lottery system. Rental is more affordable than you'd think.

Crystal Palace? Short commute to Victoria from Gipsy Hill, Crystal Palace or West Norwood and Rockmount is an outstanding school.

kirinm · 16/09/2025 20:00

I’d look at telegraph hill. I’m not sure you’d get a huge amount for your money but it’s close to Nunhead station which has direct trains to Victoria.

Penge will tick all your boxes and it’s a lovely family friendly arty community
