Is there a “typical” amount of commission you pay an estate agent?

It’s a % of sale. 1 or 1.5%

@Newnamedillydallyi wouldn’t say .75% was typical - I’ve never seen it that low and I used to flip houses so have used a number of estate agents in different areas. I think 1-1.75% is more normal.

Some will offer a fixed fee. We moved recently. Our EA was a family firm think it was £1,700 plus VAT.

We're currently selling a house, the rate is 0.85% plus VAT.

Having recently sold 3 properties as part of estates.

London- big town properties 0.9-1.12% plus vat - usually estate agents are local and selling prices are higher. More agents to be competitive.
Country village 1.25-1.75% plus vat - estate agent has to travel from local town and prices are lower. Fewer agents to choose from.

haggle, we paid 0.5% but very popular road and nothing ever comes up for sale so all wanted our business !

Ours was 1.25%, and certainly no cheaper than others in the local area.

I wouldn't quibble over any amount less than 2%. More important is how good the EA is at 1) selling homes quickly and 2) maximising the offer received. Ask the EA's for their TwentyEA Insights stats.

Selling homes quickly, maximising the offer, and the progressing the sale.

EAs can be invaluable in a tricky situation or chain, problem solving, communicating up and down, getting updates, keeping things moving , calming down buyers, recommending reputable but competitive trades when a buyer freaks out about a bit of damp etc.

Experienced EAs have held two tricky chains together during my 5 buy and sell moves
