Yes this, has anyone noticed a trend lately in houses popping back up in the market after being stc? Two houses I’d looked at were on the market for a couple of weeks, sold then popped back up around a month later.

Yes. I put in a bid on a house I loved but was outbid. A few months later I had a call from the estate agents - was I still interested. If not they'd have to put the house back on the market because the buyer had dropped out. YES I was still interested. Now I'm waiting to exchange contracts 🙏

That works both ways, as a buyer you’ve shown zero commitment until you’ve spent some money on a survey if you’re having one, and engaging conveyancers. You could spot another property that appears on the market next week or the week after that you think you’d prefer and withdraw your offer.

Plenty of stories about where a seller has accepted an offer and not heard zip from the buyers or their solicitors weeks later.

The amount of running around and information a buyer needs to have just to have an offer considered is far more than a seller needs to do.

We have this exact issue now. We’ve made an offer but know there are a lot of viewings lined up. If they refuse to cancel them, then accepting our offer means nothing. They’ll hope for better offers which the agent will claim they’re obliged to pass on and then you’re suddenly being asked to increase. Fuck that!

I have sold three houses since the 1980s and each time my first buyer dropped out for personal reasons - the last time was the wife deciding she did not want to move while she was pregnant. I have had offers accepted on houses then the vendor changed their mind - the last time they decided to sell to a family member.

These things happen whatever the market is like. In the old days it was less noticeable as we did not have Rightmove.

There’s an estate agent local to me and it’s well know that the split second they have an offer accepted, they mark the house as SSTC on Right Move and get a sold sign outside the house the same or next day.

They think it’s good optics for them. I’d guess about 70% of their houses then come back on the market, sometimes within days.

Whereas a more experienced agent will still actively market the property until a good few weeks down the line of survey, solicitors etc.

Yes the other day I noticed a house that was currently for sale being listed as sold in March of this year! - in the row of photos they show of what’s sold recently. It had sold for £181,000. They’re now asking £280,000 🤷🏻‍♀️

Ooh I’m loving this. So hope this happens to us as still haven’t seen anything I loved as much as the house we were outbid on ☹️ and we’ve now sold so feel like in a sort of limbo now.

We’ve just had an offer accepted on a house we offered on in January as TWO sales fell through.

apparently my onward house has been told not to reduce as the market is stagnant now until after Budget. Unfortunately to afford my onward purchase i now need to get them to accept a lower offer because ive reduced from what i previous STC (it fell through). All hypothetical as i haven't re-sold yet. Its bloody awful.

Sounds like a frustrating situation @StrawberryThief1930 (love the name btw). I guess it's understandable that both buyers and sellers are putting things on hold a bit until after the budget. I can't exactly see the market taking off once we know what changes Labour intend to make though!

Getting a little bit panicky. Do people here think it’s worth putting notes/letters through doors of houses in streets you like to ask if they’re thinking of selling? What about asking people to pm you on FB or Nextdoor ? Anyone done this? Any success stories?
