I don't know - I once ended up in a 3 bed rented villa, which came with an overseas job, with ds, dd1 & dd2.
So I stuck ds in the smallest room & the girls in the middle size room, in bunks.
Unfortunately, literally everyone hated this arrangement.
Ds's room was decorated in pink & purple flower murals, & at 11 he wasn't quite gender non conforming enough for inviting his mates round to that
. Meanwhile his sisters were fighting like caged tigers.
So I shoved ds in the downstairs office, off the living room, & he LOVED it. It was effectively the room in your link, with an ensuite but also French doors to the garden. He still remembers it fondly as his self contained studio! & the girls got a room each.
So I can see the attraction with 3+ kids. Would do it again.
