Why do estate agents keep listing any spare room as a bedroom?

We’ve had our eye on this house lately, but it’s listed as a 4-bed… the thing is, one of those “bedrooms” is actually downstairs! To me it feels way more like a playroom or office than an actual bedroom.

Maybe I’m being a bit fussy, but it really feels more like a 3-bed that’s been dressed up as a 4-bed to get a few extra quid.

We have a bedroom downstairs. Granted it's different to this one, as ours comes off the hallway. We use it as a snug/ guest room. We have a TV, sofa bed and bean bag in there. I much prefer having guests sleep downstairs and use the downstairs bathroom, than come upstairs with us, so it works really well! But our house was listed as a 3/4 bed, so it was more honest.

We also had a downstairs bedroom when I was growing up in one of our houses. My brother had it and I was super jealous. They are a teenager's dream.

I wouldn’t view any of these types of houses because they wouldn’t work for me and how I like to live. I would view a house and so if that is advertised incorrectly it would piss me off!

However many people do view those houses as livable and would love downstairs bedrooms. The universe doesn't revolve around your views only.

I don't know - I once ended up in a 3 bed rented villa, which came with an overseas job, with ds, dd1 & dd2.

So I stuck ds in the smallest room & the girls in the middle size room, in bunks.

Unfortunately, literally everyone hated this arrangement.

Ds's room was decorated in pink & purple flower murals, & at 11 he wasn't quite gender non conforming enough for inviting his mates round to that Grin. Meanwhile his sisters were fighting like caged tigers.

So I shoved ds in the downstairs office, off the living room, & he LOVED it. It was effectively the room in your link, with an ensuite but also French doors to the garden. He still remembers it fondly as his self contained studio! & the girls got a room each.

So I can see the attraction with 3+ kids. Would do it again.
