Building regs conservatory

We are buying a house with a conservatory off the kitchen, built 2021. It has no wall or doors off the main house. I read through the property information today and it states that the seller ( a building company that has done part exchange) intends to put doors on or take out Indemnity Insurance. Please can someone explain this to me because no one mentioned it until I read it. There is also no guarantee with the conservatory either.

@Shinysunday It has 2 full height glass walls and a large glass roof between oak beams. My point is that treating it as an extension is the only way to get a good outcome. Unfortunately it’s not cheap.

Absolutely. In effect an extension with the look of a conservatory because of the glass doors and roof and opening on to the garden.

I’m not sure what the definition of a conservatory is! It was sold as an orangery actually. It just happened that the requirements of our soil and nearby trees required deep foundations and the house shape meant it was “infill”
on 2 sides.

Anyone buying a cheap “conservatory” is throwing money away but many high quality conservatory products are available. Look at David Salisbury for example. Ours isn’t from them but they are clearly conservatories. It’s only recently that cheap poorly built extensions have been labelled as conservatories. It’s to avoid higher building costs and regulations. They are universally rubbish. It’s not about the name - it’s about quality and building to higher standards. A conservatory can be both.

We fitted a UPVC conservatory on a spare room and removed the existing French windows. It is a lovely room for most of the year but for 3 months it is freezing and unsuitable.

If this is off the kitchen you will need doors to shut off the conservatory as not only will it be uncomfortable the heating costs will be massive.

We are now looking for 2nd hand doors to shut off the conservatory in the winter!

@fairislecable Upvc is just a money pit. Why have a room you cannot use? It’s worth investing more.

This is the one we are considering so if we go ahead I am thinking bifolds or something but its a big space to close!

We put a triple panel bifold on ours so that we had the option of the wide open space on the four days a year it wasn’t too cold or too hot

Ours is UPVC with glass roof. Havent you got a door to the room?

We have our oil filled rad on a timer and thermostat and last night for example when it was quite cold outside it was a bit too warm with the rad on.

Im not convinced a lot of these rooms are unusable. I think people dont know how to furnish them and use them

We have pure wool felt as an underlay on top of the concrete floor and on top of that a jute rug which goes wall to wall and other runners and rugs on top of that. We have a proper sofa and proper armchairs (not cold hard 'conservatory furniture'), we have an oil filled rad, theres probably room for one on the other side but it doesnt really need it. We have cushions and soft lighting.

Its our favourite room in the house, its north facing.

We have underfloor heating. It’s a kitchen with dining and armchairs for a cozy end. Cold places or ludicrously hot spaces are, literally, a waste of space!

As I said upthread, I ‘inherited’ it on the house when I bought it. I even quoted you in the post as I was agreeing with a point you made.

I did knock it down and build a full proper extension after a few years.

I do wonder if buyers pay a premium for non usable conservatories? The space is there but not a proper room. I’ve never done that so I’m wondering how valuations work. Personally I’d want money off!
