Is this allowed, taking trellis off fences

We went to look around a house that we are buying and the sellers have taken all the trellis off the top of the fence panels, is this wrong? It totally changes the view. We can replace it of course but it seems cheeky to do this in my opinion.

Was it on the fixtures and fittings list? Maybe, if they added it to the fence panels, it’s not a permanent fixture.

Maybe ask them? I can't imagine it's the sort of thing somebody would want to take to their next home.

What sort of trellis was it?

Some varieties are quite insubstantial so will need changing regularly or it could have been in poor condition

What stage are you at in the process? Unless specifically excluded in the fixture and fittings form a trellis, if attached, is normally considered a fixture and included in the sale. Consult your solicitor and decide whether it’s worth claiming over. Seems a bit extreme but sellers can be weird, removing things like light switches etc!

I think it's more likely the neighbours have done it but certainly get it questioned as you need to know why it's happened and what else has changed that you haven't noticed yet.

Definitely not the neighbours because they were stacked ready to move with the shed.

Did the trellis make the fence more than 2 metres high? Maybe someone pointed out this might have been an issue from a planning point of view when selling so they just removed it?

No other wasn't above 2 metres high.
We haven't exchanged contracts yet but surely they can't just do what they like @Pigletjohn ?

If the trellis was not included in the contract for fixtures and fittings, yes, they can remove it.

This is bad. We bought two trellis and I was shocked at the price for good quality ones. But, removing them is just mean.

Nothing is legally binding until you exchange contracts, so they can do what they want OP.

If it’s not included then yes, they can take it. Personally, I wouldn’t, but people are strange!

Some people insist in a viewing the day of exchange so they can walk round first and take photos of what they are buying, to ensure that it has not been damaged, burned down, or had things removed. That's what they agree to buy.

The seller must not subsequently change it before completion.

It is equally wise to walk round before completion.

It is not unusual to find heaps of unwanted possessions that should have been cleared, and occasionally people still living in it.

Well yeh, at this point they aren't even legally committed to selling. It's their house.

Exactly. There’s a fixtures and fittings list that will list exactly what’s going and staying. If they have a use for it, and their shed, at their new house, which they presumably do, and they didn’t tell you they were leaving it, then they’re within their rights.

There is no mention of fencing on the fixtures and fittings list unfortunately so I will just have to replace it if we go ahead but the way things are going we may be pulling out anyway due to other issues (on another thread)!
