Any thoughts? Is it just the restrictions involved in local occupancy/discounted sale ("Affordable home" planning restrictions on a 12 year old new build) or something else?

Yes, it’s only available to a small group of people that fit the criteria.

Your problem is the small number of people actually eligible to buy such property. The Chancellor’s constant kite-flying over property taxes doesn’t help, either - lots of people will wait and see what the budget actually brings.

It looks lovely but the pictures make the living space look incredibly limited. There is a dining table in the middle of the living room and it looks like no tv? Limiting someone’s imagination as to what the house would look like if they moved in.

also as PP say above, which I have no knowledge or understanding of.

I just looked at the Government flood risk summary for the house as Cockermouth has been in the news for flooding before, and it is medium for the yearly risk of flooding and high for flooding between 2040 and 2060. That would be a no for me.

That's a good point: what the ad doesn't show is that Cockermouth itself is 3 miles away and downhill; but if the rain's really bad we can get cut off by the river Derwent. Us Cumbrians can be a bit blasé about flooding

I think homes in general are hard to sell at the current time. Several homes of different types that were "snapped up" a few years ago, have been on the market a year or more.

Who is eligible to buy your house under the Affordable Homes Scheme? Is it any local, FTB? If so, I imagine that there are lots of eligible buyers.
Ultimately, if you are not getting interest and offers, you may need to reduce the price again. How much do you think these sort of houses have gone up in value from 2022-now? In many areas, prices have fallen in that time frame.

Local connection to Allerdale borough, and there is an income qualification = not able to buy the house at its full market value. So the original price was 70% of market value. Not restricted to first time buyers. Thanks for your input
