If the decor was the main selling point then neither. Too much brown in the first one and the second too grey and dark, a bit tacky really,

First definitely. I prefer the decor but also the layout slightly more and I think the garden is much better. They both have garages too by the look of it.

You're looking in the same area I am but with a slightly higher budget! Wish I hadn't looked at what I can't afford Grin

The second one looks like it's going for the Dubai Luxe vibe (which isn't my taste at all) and the first one looks like a dated Next catalogue. I think I'd go for the second one based on the garage, larger driveway and less overlooked garden and then redo the interior.

The first Merritt's hill one is nicer decorated etc. the plot of the bourneville one is a better position.

I wasn't thinking about the decor, that can be changed easily enough. I like the fireplace and kitchen in the first house,a shaker style will never date. Garage next to the kitchen, potential dining room. I don't like the kitchen in the second one, and of course that would be a major expense and undertaking. I live in the SE, not a million miles from Brighton, in a village and you would just about get a park home for that amount

Decor is temporary. I prefer the second based on I don’t like an open lounge-diner. Prefer separate rooms.

one is pleasant enough but the layout isn’t as good imo and I prefer the way 2 is decorated

1st one looks nicer from the outside and the decor is a lot nicer. I prefer the garden of the 2nd one though, I hate decking.

Did view both though and was a bit baffled that the estate agents seemed to think the second one was amazing and it was initially priced a lot higher.

Decor of a house does not impact its value. After all is basically just a few tins of paint. What matters is square footage and location.

The first property has been reduced, I’d be wanting a full survey to ensure there isn’t something structurally wrong. Perhaps a survey by a buyer has pulled something up and they’ve backed out

The second one, the essentials (kitchen & bathroom)have been done well, the kitchen is a good size for having a table if you wanted. The whole house is a blank canvas for decorating, if you are looking to stay long term either of them can be future proofed should you need adaptions like a stairlift, straight stairs are much cheaper than a curved staircase. The garden has been made so other than cutting the grass it needs minimal maintenance & you can put your own stamp on it. Either of them would make a lovely home but it comes down to personal choice.

House one is better decor wise, seems a quieter road and according to the square footage is a bit bigger than house 2? They’re both in pretty much the same location so it can’t be that.

They’re both only thing that house 2 potentially has over house 1 is the separate dining room. Which can either be left as a separate room or knocked through to make a full width kitchen diner.

saying that with house one you could make the living room smaller and then make a full width kitchen, diner. At the moment from looking at the floor plan the rear of the living room seems like wasted space to me.

1 looks like a home. 2 looks like a show home/like it's been dressed with furniture not meant for the house. Who stole the shade in photo #8. The front looks uncared for- doesn't match the over-styled interior.

I'd want to redecorate both. 2 reminds me of a hotel room, and is my least prefered visually, but has the better layout.
If both were available, and I was looking, I'd go see both and look at light levels etc. Replacing the curtains, furniture and pictures etc in either of them will change the feel without full redecorating - and most if the walls etc re fairly neutral.

I prefer the second one especially the bathroom. It looks done to a high standard. But quite bland. Not amazing.

I wouldn’t choose based on the decor as it’s easy to repaint. I would focus more on the layout, area and structural condition. The first one I like but the garden seems quite overlooked, I don’t know if I could relax fully in it.

whilst true for most rooms the main differences between the two properties are :
a) kitchen units - expensive to replace those as the "grey" is very dominating.
b) bathroom - although easier to retile to taste
