Buyers survey and specialist report

Wonder if anyone can advise, we are currently selling our Victorian property. We had already sold earlier this year but our buyers pulled out after an ‘adverse’ survey. From what we could gather there was the usual ‘could be.. asbestos due to artex ceilings, Could be timber decay but couldn’t access and couldn’t advise without invasive tests 🙄. but more worryingly was ‘damp throughout property’.
This was genuine news to us so we got a specialist damp survey done which showed all moisture within acceptable limits and no worries. We also have done some tarting up to the fascia’s and render - also mentioned,
We have now sold again and no doubt will have our new buyers getting another survey - the above was a very long winded way of asking if the new surveyor will take into account our specialist report? And how worried should I be?! Because I am, once bitten twice shy!

I’d submit the specialist report to your conveyancer for them to pass on to the buyers

If they are an independent surveyor why wouldn't they be legitimate. Nothing stopping a buyer getting their own specialists in aswell and if any buyers want money off for something that isn’t an issue then I’d suggest they do

We sold two years ago and it fell apart (the buyers were still viewing properties so found one they preferred, despite being close to exchange!). We sold again a few months ago. The two surveys threw up totally different things so the more recent one took us by surprise. Ours also showed up damp but the damp specialist that we got out then said it wasn’t an issue. Could you show the specialist damp survey to your buyer as they are the expert on damp, rather than a general surveyor. Could you perhaps get quotes to fix other issues so you’re prepared for a conversation about knocking money off? Just some thoughts based on our experience.

Thanks - yes if I get it through our conveyancer to pass onto our buyers at least it’s in their hands. Urgh, so stressful! Good idea about costing things up - thing is I don’t know everything, they just passed on the highlights to our EA. Plus I think they might have found somewhere else too (they sat on the survey for 2 weeks) so I’m not sure how accurate those highlights were. There’s a small part of me that hopes there was some exaggeration but who knows. 🫤
