Mortgage valuation

Just had a call from Connells asking to book a time for our buyers mortgage valuation, obviously no issue from me so just booked the next available slot they had.
All I was told is they will confirm the day before a rough time slot they will arrive, it will take approximately upto 30 mins and will need access to all rooms and any out buildings.
Is this a standard survey or is a mortgage survey different? What should I expect?

It's the bank coming to make sure they think the house is what the buyer has offered for it.

They'll just mosy around - it's nothing like the building survey a buyer should commission separately to check for any problems the house may have.

It's pretty normal for this to happen if the buyer is getting a mortgage of 80% LTV to 95% LTV, because their purchase poses a bigger risk of negative equity if the housing market drops and the value of the house falls.

It should be completely inobtrustive. Which google doesn't think is a word, but apparently I do.

I doubt it will take 30 mins tbf. As PP said, it isn't intrusive like a proper survey.

I’ve yet to hear anything about an additional survey- so maybe I will get another friendly phone call soon
let’s hope they don’t downvalue my house!

I had a mortgage valuation on a property I'm hoping to buy. I thought it was going to be a desktop valuation but they were very thorough! Looked in the roof, took damp measurements, measured distance between trees and the outbuildings etc.

That's unusual for mortgage one! Which bank? Might go with them next time to save on survey 😂
I had two in and both just walked around, looked, checked for damp in ground floor walls. Done

Ah wev now had a second appointment for a level 2 survey which is booked before the mortgage valuation so all I can do is keep my fingers crossed
