'Ball park' costs help! Extension and porch

Hi - I'm at the very early stage of planning an extension and porch. Want to get finances in order and have a bit 'sit down chat' with DH. I have 'no clue' about building work, and I know I could get quotes etc, but don't want to even bother if its way out of our finance league. And I know costs have gone up a lot in recent years. We're in a market town in the West Country (Gloucestershire/Wiltshire/Worcestershire).
We have a small end-of-terrace Victorian brick built house. Most of our neighbours have extended, we'd like to do the same.

  • project 1: Two storey rear extension. Demolish existing galley kitchen. Replace with full width kitchen extension (across the width of the house), additional bedroom above. Floor space, 3.4m x 3.4m, two storeys. (23 sq m total) Flat roof, timber frame (this is what our neighbours have done). I'd love to know a ball park figure not including the kitchen fittings and fixtures...
  • project 2: Brick built porch at the front of the house. Small, traditional. Floor space roughly 1.5m x 1.5m. Similar to picture but without the window next to the door. I think ours will be a bit smaller than these, but I couldn't find a better picture

So, what prices are we looking at roughly?
Any guidance much appreciated!

2024 average costs were £3k / m2

but I’d do some sketches and get a builder to give you a ball park figure for now
Note

  • the sizes
  • any extras eg involving services to be moved ie water, electrics etc
( don’t allow builders to include cost of actual kitchen white goods etc, you can price those yourselves )
  • What type of a roof you want ie flat, slopped, with or without rooflights
  • what type of windows / doors you want

but if you just want an idea of /m2 £3k is basic now
( plus 10% because clients always make changes down the road and I wouldn’t presume anyone wouldn’t )

THanks so much that's helpful. So we're looking at 23sq m x £3k = £69k, plus 20% VAT, right? So c£85k (£95k with a 10% buffer)... Thanks!
We need to weigh up whether it's worth doing regarding the value of the house - but I think it will be. We'll go from being a 3 bedroom house with a crappy tiny kitchen, to 4 bedroom with nice kitchen/diner... just got to cobble together the ££! (and find a builder!)

Lots of people just seem to add space with little benefit in terms of addition of actual rooms so their £££ benefits will be less
Once you actually start adding bedrooms, utility, en-suites etc you will see actual financial return these days. ( not as much as pre covid )

So yes. Depending on local £/m2 property value you will see a return
( check out current prices in rightmove )
