Do you think it’s time to reduce?

Our property has been on the market for 9 weeks and we have still not sold. We did sell in the second week but they pulled out after 3 days. Since then we’ve had over 15 viewings no offers. We’re now getting a viewing maybe once a week but most of them seem to be tyre kickers which is really frustrating, especially after cleaning and tidying with 3 kids and a dog! I’m not sure if it’s been slower because of august or it’s now time to lower the price? What do you think?

How many valuations did you get before choosing your EA? If you are get viewings but no offers then there's a mismatch somewhere. What is the feedback from the EA themselves, not the viewers?
Why did your 1st potential buyers pull out?

The budget has been announced as 26th November, that's still plenty of time to buy before it.

We didn’t have any valuations unfortunately as at the time we wanted to buy a house the EA was selling so we went with them. Our EA says that because it’s a niche house in this area (3 storey victorian terrace) it may take a bit more time to sell. Feedback has been positive mostly. Only negative has been the steep stairs. The original buyers pulled out because they’d also bidded on another house at the same time as offering on ours and decided to go for the other house. Very naughty!

Not sure of how long your EA contract is and when you could get other valuations, but I'd want to 'check' if it was the price or the current economic climate.
Anyway one person's niche is another's unique find, lots of charm? I don't see three storey's as unusual, lots of modern townhouses have them? But still your only 'buyers' went elsewhere, why?
I don't think 9 weeks is long and I personally would be reluctant to reduce. If you're getting viewings but no sale a viewer could easily ask the EA if you'd take a lower offer anyway. I never like reducing as it seems to show 'desperation', but that's my take.
I'd be thinking about getting other valuations to check the price before reducing.

I don't think there is anything wrong at all in doing that. If there are 2 suitable properties why would you not negotiate with both and make a decision based upon which one ticks the most boxes. Putting forward an offer is really no more than a provisional interest imo.

I don’t know it’s just what my EA said. I have no idea what the do’s and donts are in property. All I know is it wasted a week of potential viewings and our time.
