Cost of full electric rewire

Three bed semi, with old old switches. House is stuck in the 1950s and clearly has never had a rewire up to modern standards. Its kinda cute and like a time capsule the house its self. Any idea how much it would cost to rewire a house (standard 3 bed semi) and how long it takes roughly? Midlands area

I paid 7k for a 3 bed semi in the West Midlands 6 years ago so I would say closer to the 10k mark now.

I only had a kitchen and bathroom rewire with updated consumer unit due to adding a second bathroom (so moving sockets) and more and more modern appliances in the extension which needed more spaces to run things and the capacity to create new separate circuits.

The kitchen and bathroom rewire cost £1800 and the consumer unit cost £645.

I would expect it to cost at least £3/4k for a full house rewire (I'm in the north, London or similar areas will likely cost a lot more. I think midlands and wales are closer in line with northern trade prices though from things Ive seen online).

Really depends on how complex the house is and what wiring you need, if you are going for a 'smart house' then it could be very expensive but if your doing a basic like for like rewire of an old house with not many electrical points to start it might be lower end.

My friend has told me they would do the rewire for me. Id forgotten that they had done this before in their own house (they are quite handy with this type of thing!). He said he would do the work and we just need to get it signed off by an electrician. Is that correct/what people do?

It is common - I have had a ‘friend’ do electrical work for me in the past and they’ve got it signed off by another electrician!

How much is he charging you for this?

Not sure tbh. We’ve not discussed that but hes the kinda person thatll do it for like a couple of grand and cost of materials. I’ll obviously pay him more

Just be very careful. Many sparkys won’t sign off other work. They need to be sure the cable runs are compliant and so on. So check first before you think about doing this.

£4-5k should be a reasonable price.
