Where would you spend £1m??

If you had £1m to spend on a flat in London which area would you go for?
needs to be 3 double bedrooms, near transport links and modern/low maintenance (no conversions).

family with older teens and it's a second home as DH mainly in London these days.

have considered Acton/wembley/Shepherd's Bush (too expensive really) and someone suggested Canary Wharf?

Where would you start?

Why does it have to be a flat? You have a decent budget for a house - which would be freehold, whereas with a flat it will most likely be leasehold, with annual service charges too!

Pretty much anywhere in zone 1 - I wouldn’t bother with Wembley etc unless there’s a reason you need to be west?

I would look probably look around King’s Cross and along the regents’ canal going east.

I don’t know west London so well but there’s a lot of new developments around the Paddington basin that might work for you?

Lower maintenance really. I don't want the work of a house! :)

From the north east - King's Cross or the north circular if driving (although not expecting a parking space!) DH office is Acton/Park Royal way (very glam!)

There are some really nice flats around King’s Cross. Most parts of Islington would also be convenient, especially Clerkenwell.

Personally I'd go for something riverfront in Southwark / Bermondsey. Love that part of London, despite being a total bumpkin.

I agree about Belsize Park - the loveliest part of London, in my view. Close to the Heath and city centre and with great amenities on your doorstep.

I’d go for Highbury/Canonbury (40 mins to Acton Central but it is lovely just sitting on Mildmay line) or Barnsbury area of Islington (for Angel). It’s so well-placed for getting around anywhere. But Kensal Rise if you want to get to Acton quicker.

I would say, hold tight and wait for the budget. You may get hammered if you buy a second property. If not Stoke Newington is buzzing.

Is it for your DH? Surely it makes sense to be fairly close to his work for a short commute. I wouldn't buy such a big flat for 1m though, not a good investment imo.

Acton or Wembley would be amongst the last places I would think of spending £1m on a flat.

It really depends what else you’re looking for other than close to transport links as that could be almost anywhere.

If it’s a second home then I’d be tempted to pick somewhere close to Kings Cross which is arguably the best connected location in London.

For easy access to Park Royal, Paddington might make sense as it’s only one stop from the Acton Mainline station. Or Maida Vale/Queens Park perhaps if driving.

Another option might be Ealing Common. I lived in Ealing Broadway many years ago and Ealing Common was a bit nicer. Only 2 stops on Piccadilly line to Park Royal, and 1 stop to Ealing Broadway and the Elizabeth line.

Queen’s Park is now twelve hundred a foot.. the time to buy there was 5 years ago.

It's for him but also with a longer term view that children may well want to work and live in London post uni so big enough for a base as they establish themselves. And for me to pop up too as I work remotely - so not just a crash pad something we can all fit in!
