Nervous mover

We are about to put our house on the market but am so nervous that we don't find anywhere to live. We can't move into temporary accommodation as we have 2 cats, that can not be put into a cattery. I fear that we will be in a position where we may be forced to take anything.

Well, you won’t be forced to take anything because if you can’t find anything… you won’t sell and move out! It might mean your original buyers pull out, but buyers at the moment know that it can take a while. And they will be in the same boat with any other property they offer on unless it is new build or probate.

It is a stressful process. But all you can do is get started, stay focussed and get on with it!

Have you been looking around and seen that there are properties that would suit you available?

We downsized sold our house immediately but I was completely straightforward that we needed to find the right house for us and we would not be moving into a rental. We lost our first set of buyers very understandably found a second buyer who was prepared to wait. The whole process took about 15 months. It’s perfectly reasonable to set your own boundaries that work for you. It’s a business transaction and there is no moral imperative about‘breaking the chain’. It’s wearing and tiring but never be bullied into making a wrong long term decision for you. Good luck

Because now many vendors don’t accept viewings (and certainly not offers) from buyers who are not ‘proceedable’. I.e have their own house under offer and mortgage in principle for the purchase price.

Its fine, it just takes a bit longer. We sold, our buyer held on and we couldn't find what we liked, after about 10 months they decided to buy something else. We had a break for 6 months, then went back on the market, sold again and then found the perfect house. As long as your EA communicates that you are looking for the right house to the buyers they ca make their choice. No one will start the process until the chain is complete anyway. No one can force you to move.

I agree in principle as we wouldn't accept offers on ours unless buyers also had offers
but we didn’t refuse any viewings

By the time the agents have taken photos, put yours on the market and got some viewings for yours you could have seen a lot of properties

Just Be available to view as much as possible

If you need a mortgage you can get that agreed in principle upfront aswell without a property in mind

We know what town we want to move to, Exmouth and we have been checking out properties on Zoopla. It's just so daunting.
