For a bedroom measuring 12’9” x 9.3”, how much would you expect to pay for straightforward strip of wallpaper and paint matt emulsion to walls and ceiling with no complications.

WALL 1 (12’9” length) has ⅔ built in wardrobes so only needs ⅓ of the wall painted.

WALL 2 (9’3” length) has ½ French doors so only needs ½ of the wall painted

WALL 1 (12’9” length) has a radiator roughly 4” long

WALL 1 (9’3” length) has a standard doorway

Looks like a complete botch job. The pics with the rads unfortunately are what happens when they arent removed because You can’t remove the wallpaper

They have offered to come back and put it right, but I am concerned about that because they refuse to clean up the first time, didn’t use the right paint, denied that it wasn’t done properly and denied they haven’t cleaned up properly. Why the earth would I let them back into even more damage?! But do I owe it to them legally? I feel so stuck I don’t know what to do.

If you intend to withhold money I understand you first must give them an opportunity to rectify the problems

Surely the principal is the same no matter how much they charged all that I paid?

im trying to remain somewhat anonymous here! Especially if it end up in court (hope not).

Funny enough, smoothness of the walls isn’t what bothers me. Is the patching of the application of the paint, the going over onto adjoining woodwork without cleaning off. Honestly, I could do better cutting in myself. And it’s the visible wallpaper behind rads. It’s the holes around sockets and even the sockets been painted on. Don’t forget, he told me I was taking the Mick by having a problem. I don’t think this has given me the balls or not, I’m actually quite happy with how they are, just not how smoothly the paint has been applied

I sought legal advice and surprisingly they advised not to as they clearly are incapable

Similar size room but entirely empty and painting onto fresh plaster as plaster underneath was blown so needed mist coat, we removed wallpaper ourselves, ceilings and woodwork - we’ve just paid around £1000 including decent but not designer paint. We would have been charged more for anything in the room as takes time to protect, and woodwork would have had to have been better protected if it wasn’t being painted. We had someone else do a similar room for £800 and room was carpeted but they got bits of paint on the carpet and did a terrible job. Based on Yorkshire.

If the lawyers stand by that then hope that works out.
My understanding as an Architect that you must give builders the opportunity to rectify

I agree they are dreadful though. If
you asked them to fill holes
you asked them to clean and remove all paint splashes
etc etc
then you’ll have a case against them.

So I’d check out your written spec / requirements / or decorators written quote
