Northolt or Streatham property

Which property is better? Northolt: 953 year lease, no service charge, but 10 minute bus ride to tube station. Renovation required. Streatham: 88 year lease, £1,600 service charge, £217,000. Good condition.

I think you may have already been given the advice you need on the other 5 or so threads you have posted. Is there something in particular that is bothering you?

A 88 year lease isn't great, and some lenders may be wary. That is probably reflected in the price.

You’ve asked this exact question before. Area-wise, I would choose Streatham if I could get a lease extension.

Are both still available? You have been dithering for weeks and if a property has stuck on the market for that long neither may be that good an investment. Streatham is a quick commute. A 10 minute bus ride is a pita unless very reliable, how far to walk? But the areas are different which suits you best?

You might struggle to get a mortgage agreed on 88 year lease. I think you need to lice somewhere for a few years before you can ask for a lease extension and most properties are unmortgagable under 85 years.

But the service charge is £1600 and northolt is nil. The lease is 953 years v 88 years.

I don’t really know what you want us to say. You’ve asked the same question for weeks and people have given their thoughts. You’re going round and round in circles.

I’d look somewhere else altogether. You’re not any closer to making a decision about which one of the two you’ve looked at. Maybe something else would enable you to move forward.

Then move to Northolt! Or look at different flats in Streatham. You aren’t limited to these two.
