Property valuation

I’m having my house valued on Wednesday and I’m frantically trying to sort, clean and declutter. I’m hoping to put it on the market asap so the house is a bit upside down at the moment with doing all the odd jobs etc that will need doing before I have photos taken etc.
Im not sure what to expect as it’s the first time I’ve sold a house. What will the agent do/ask ? Will it matter if the house isn’t very tidy etc.

Turn this around. You need to find an agent who you are confident will sell your house. Ask them for comparables. Ask is there anything you should do to make it more sellable. Also if they propose a selling price ask do they expect it to sell for that or less (or more if it's a highly sought after area).

If you don't think they know what they're talking about or won't be relatable to your target market then find another.

I’m not really worried about it selling as I’m sure it will - it will be an affordable property in a mostly unaffordable (for many) area.
I obviously just want to get the best price I can. I have 3 agents coming to value and haven’t decided who I will be going with.

Don’t just go with the one who gives you the highest valuation. So many just give you a bullshit valuation to get you to go with them. See how they compare for fees, and how they will actually market the property. Will they include a video, and a 3D tour? How are their photographs? Look at all their other listings on rightmove and see how they compare and which agent shows off the properties the best. Find out who will actually be doing the viewings and what their marketing strategy will be. Basically make them work for it and do your research first 😀

Everyone wants the best price they can get. What are similar houses selling for in your area. Agents should be able to show you comparable properties they’ve recently sold.

You need to know what the agent’s percentage is and how long the contract is. Some agents want to tie you in to a long one. If you’re not happy with a long contract, choose someone with a shorter one.

You also need someone who gets to know your house well, so they can show it to best advantage. Bear in mind that the market is very slow in many areas, so do your own research too, to see what is selling in your area and what is priced realistically.

They walk around and give you a valuation based on ones in your area

If you don’t want too much of the hard sell
don’t give them a cup of tea or let them sit down. Stand with one hand on the front door 😆

It can be really exhausting.

Ask them to send you whats included in their prices before they come to your house.
Don’t get into personal small chat, don’t tell them how much you want, don’t tell them why you’re selling, if you’re downsizing don’t tell them.

Do I sound a bit like I don’t trust estate agents🤣🤣

If they give you a % charge ask for a reduction. Not much is going on the market so they’ll want your custom
