Hello everyone
We are in the process of buying a Victorian property circa 1860. Had an independent level 2 survey done and high damp readings were found downstairs in both living and dining room, and signs of efflorescence on brickwork. The roof also could not be inspected as there was no roof hatch and the surveyor suspects drylining to be present. I do understand a property of this age will not come without problems how would you proceed? This is my dream house and I’m already reading through articles online but don’t want to move into a money pit.

Oh I see, hmmmn what a shame. Are the walls cold to the touch?
I'm a picture framer and can give you this tip,
If you are able to have another viewing then I know it sounds extreme but lift a frame off the walls that are damp and look at the back of the frame for signs of damp and mould. Photograph any mould you see, is the backboard of the frame rippled and discoloured? If so then the damp walls are bad enough to effect your furniture and therefore your health. Be careful not to touch or rub any mould you may find.

We are going to the house again for a viewing, the damp is outside only on the chimney breasts and external walls. There is no visible signs of damp or smell of damp in the house.
