To Reduce Property Now Or Wait?

My property has been on the market for 6 weeks, with viewings gradually reducing and no offers yet.

Our estate agents are recommending that we reduce the price now. I'm happy to do this, but I have a question: should we reduce it now or wait until the schools reopen?

We're away next week, which could provide a good opportunity to get lots of viewings in; however, I'm concerned we may get more traction after the summer holidays.

I think if you had the price right you would have had an offer by now. Not much point in waiting, get ahead of the curve - which seems to be prices softening quite a bit unfortunately. There is a good chance lots of others are having the same idea and will reduce in September giving you even more local competition.

wait , it’s always quiet while kids are off school - are the agents on a set fee ? I’d imagine they are if so keen to reduce

They're not on a set fee, it's a percentage. They're saying 6 weeks with no offers and 14 viewings is worrying, which I can see...

We're not super desperate as we haven't found our onward purchase yet, but equally we don't want our property to become stagnant on the market and it would be good to be able to view properties and be proceedable.

14 viewings seems good in today’s slow market. What feedback have you had? The fact they’re viewing it suggests people feel on paper that the price reasonable.

No offers could mean somethings putting them off in person that’s not just about price. Does your house have any unique selling points? You need something that’s going to make people think “wow, I’d love that”. Could be a nice kitchen, lots of storage, great finish, special garden, beautiful flooring - whatever it is, try to create something that’s stand out.

I'm in similar position. House on about 6 weeks. 14 viewings seems really good, we've had 7 but two of those have had a second viewing. Both really like the property but don't have theirs sold yet so not in position to offer.

Planning to drop price in a few weeks if nothing comes along, people getting out of holiday mode and into moving mode. No easy answer.

I'd wait until September when people are back from their holidays. You get a fresh set of viewers. People often go away and think about moving over summer and then start looking.
Are the agents working hard ? How long is your contract with them?

I’d drop in a couple of weeks just before the new school year begins. This is the worst market I’ve known for many years.

Have you or the EA had any feedback from the viewers?

It’s such a difficult market. None of the usual rules and expectations seem to apply at the moment.

I would probably wait until the start of September to drop the price, just after the schools go back.

If you weren’t getting any viewings I would say wait and reduce in September but the fact you have had 14 viewings and no offers changes things a bit and I think on balance I would reduce now.

I think many buyers are now holding back. They are still very active on Rightmove in terms of online viewing (Rightmove stats show that). But what they are realising is that houses are usually not selling at initial asking prices and within a few weeks are being reduced left right and centre. That tells the buyer that if they wait a bit longer they will get what they want for less. Occasionally I see a house in our search area come on with an initial price at a more considered asking - and it's gone in days.

I would reduce now to hopefully get some viewings while you're away.

Can't see any point in delaying. People can still browse Rightmove when they're on holiday and you've given it a decent shot at the higher price.

We've had good feedback; the main sticking point seems to be that it needs modernising, which is fair. We have white woodchip wallpaper and some 70s doors that probably make it look a little dated. Hopefully, reducing will give viewers the scope to make improvements.
