Shower only in family bathroom?

I know this has been asked before, but wanted advice specific to my situation.
we have a four bed semi detached house, quite large downstairs (two lounges and study).
there is a small (1.8 x1.7m) bathroom off the landing, then a much larger en-suite off the main bedroom.

the family bathroom feels really cramped.
i want to take the bath/shower out and replace with just a shower.
there is a big bath in the en-suite.

my DP thinks not having a bath will affect value/resale.
what do you think?

We have a walk in shower in the main bathroom and a bath in the ensuite, works fine and i don't think it has devalued anything

We took the bath out of the main bathroom because we wanted a large walk in shower and no one uses the bath.
We have a bath in the en-suite which dh wants to remove but I am thinking if we have to downsize in our old age it will affect resale.
im not concerned about the main bathroom not having a bath because there is still one in the house. I can’t help if someone years down the line doesn’t like it because we have to live how suits us now.

If there was no bath at all, or worse, no space to even put in a bath, it might put some people off (me for one), but you will still have a bath, so I don't think it's a problem at all.

It could be either. I was put off buying a house as it had a shower only (but only 1 bathroom no en suite). Not a lot of people bath everyday (I say this as someone who does and I’ve never met anyone else who have a bath everyday so recognise I’m in the minority), except those with young kids, but then you would happily bathe your young children in the en-suite. However if older kids were hogging the en-suite to bath I can see why that would be an issue.

our older DD is living at home temporarily and always hogs the bath in the en-suite cos it’s bigger 🙄
that’s a good point about being able to reinstate bath in the family bathroom. I guess people will work it out?
we’d have a really big walk in shower instead so maybe that’s a selling point too?

I think estate agents will tell you that there should be a bath in the house. Whether that is in the family bathroom or en suite doesn’t matter. Most people seem to shower, but a bath is useful for small children.

The house I'm buying doesn't have a bath. I'll be redoing the bathroom at some point and have no intention of putting one in.

I'm not thinking about the next owner though, I'm more concerned about what I like and the room a bath would take up isn't worth it to me.

My parents put a walk in shower in the family bathroom that is the size and shape of a bath so would be easy to reinstate. They have a bath in the ensuite with a shower over it.

Do what's right for you.

Just make sure you leave all the fittings in so it is easy to convert back to a bath.

Then if and when you sell the place you can point that out.

If you are planning to stay in the house for a long time then I'd say it would make little enough difference that you might as well have what you want.

However, although it wouldn't be a deal-breaker for me, I would find it off-putting. I have small children and give them baths every day, and I wouldn't want to everyone traipsing through my bedroom to use the en suite - I think that would take away most of the benefit of having an en suite at all, if it ended up being the bathroom that the whole family used. So if I was looking for a family house and yours was amazing and there was nothing else comparable on the market, I might still want to buy it. But if there were several other equally good houses available with proper bathrooms, I'd buy one of those.

Annoying to have a small family bathroom and large en-suite. Could you put a door from the landing into the en-suite and make that the family bathroom?

Are you planning to sell the house any time soon? If yes, why do up the bathroom and if no, do what you want, sell the house when the time is right and let the new people configure it however works for them. I've only got the 1 bathroom, pulled the bath out for a nice big walk in shower because nobody here has baths. We didn't want or need a bath, rarely used it. The next people here can do what they like, I'll be elsewhere!

Ummm we’ll probably look to
move in two or three years. I’m looking to sort the bathroom because it’s a real weak spot in the house - cramped and dated. So in terms of selling would be good to upgrade, and for us it would be nice to have a better bathroom for guests.
we live in a village and there’s only ever two or three houses for sale, the only other house like ours in the village is next door so it’s not likely that someone would choose a different house just because of the bathroom iyswim.

As long as there's one bath it'll be fine. Having a bath was so useful when my DS was small but it's been years now since I've had a bath.

Most of all your home has to work for you.

We have done just that. Our new family bathroom has no bath just a large walk-in shower.

The old bathroom had both a bath and an average sized shower and the bath (TBH) was used more as a laundry basket than for bathing.

its such a tiny room - 170 x 180, always feels cramped.

I would personally want a bath in the family bathroom, but as long as there was one easily accessible to me I might be ok. In our family we like to lie around in the bath reading books etc, especially in the winter. But maybe that's because our house is cold and it's the nicest place!

We put a small (5ft) freestanding bath only when we modernised the family bathroom (we took out the electric shower in a cheap cubicle that was in there as well) and a large walk in shower only in the new ensuite.

some visitors have remarked that they think we’ve devalued the house as the type of bath I chose is unsuitable for small children, as is the shower. I don’t think we have as it only had the 1 bathroom to three bedrooms before but I don’t really care, its my house and this is how I like it, doing things you don’t want purely for the estimated appeal to the next owners is no way to live.
