Someone give me hope

Vendors pulled out 2 days ago. Dream house gone. It's been such a long process so far, we started looking initially late 2023, found a house but the surveys showed it wasn't structurally sound and no RSJ where there should have been. We pulled out and paused to have DD2 while keeping one eye on Rightmove.

Put ours back on the market again this May and had 5 offers within a week, which is great!! Luckily our buyer has been very patient so far. But we are gutted about the house we lost, and still hoping to be in somewhere new by Jan for school applications.

We are looking for a 20 year house until kids have left home, so a lot riding on it being "right".

Someone give me hope that September will pick up again

The Bank of England has cut the interest rate to 4%, so if mortgages are cheaper, people might be motivated to move.

I can't give you hope i'm afraid but I can empathise.

Our vendors pulled out 2 days ago too. Our buyers and their solicitors have been extremely picky and have asked trillions of questions, all of which have been answered quickly, and then ghosted us for best part of a week before coming back with more. This has been going on for the best part of 8 weeks now and we have only just finally been told what they want us to do to make the sale feel better for her clients.

Our vendors got fed up waiting and pulled out of the sale, so we have lost our forward purchase and it feels crap. We are literally jumping through hoops for our buyers and because of their lengthy delays we are not only out of pocket but have no house. It feels so bloody unfair.

Our buyer still want to buy ours but are still faffing around and still haven't made a proper commitment to buying our house as we haven't even got past the enquiry stage.

We are about ready to pull the plug on this ourselves as we are so fed up.

It is horrible isn't it? You have all these hopes and dreams for the house you want and then get the rug pulled. Its difficult to stay positive and 'keep your chin up'.

I hope you find something soon and hope your buyers will continue to wait while you try and find something else.

So sorry @ErlingHaalandsManBunthe process is so crap! And it's all SO up on the air until the very last minute. It's filled with anxiety constantly isn't it!

Sorry to hear this. My parents were due to complete on 22nd Aug. The 'chain' is very small. Their buyers are selling to first time buyers. The first time buyers have now said they didn't realise they need to give their landlord more than 2 weeks notice 🤣. So they gave notice and he told them it's actually 5 weeks notice. I'm sure that's all rubbish.... The lady whose house my parents are buying is very ill and might pass away at any moment. If it all goes to probate, it's not going to work out for them.

My parents are over 80 so they've been preparing for the move and packed up nearly everything. I've been helping them and doing deep cleaning. So they are living in an empty house and I will probably have to clean everything again. Luckily we haven't packed the kitchen up but I did deep clean the ovens.

It's so stressful. I keep telling them that these things happen for a reason so maybe the house they wanted wasn't the right one, but it's very hard when you're old.

I feel for you. Our vendor pulled out last Tuesday, after spending weeks doing nothing for the process. I had a bad feeling for a while as nothing was happening. We were gutted, got straight back on right move. Viewed a lovely house at the weekend, offered Monday, accepted Monday, by Thursday we have got further in the process than we had in the previous 2 months as there’s no chain ahead.

Sidge · 08/08/2025 08:48

So hang in there, you may just find everything works out!

Katkincake · 08/08/2025 11:44

I’m sorry that’s happened for you. It’s crap how we buy and sell in this country.

We’re hoping to exchange / complete within the next month, though I’m not going h to hold my breath as chain has already collapsed twice (been on market a year now!)

Currently packing up house to put stuff in storage as we have a rental where we’ve relocated to. Seriously hoping things pick up in Sept as there’s nothing to buy in our new town and I’m going a bit mad in our tiny rental.

good luck OP, it’ll happen

Katkincake · 08/08/2025 11:48

@PrincessOfPreschool can’t the chain lean on the first time buyers to suck up the cost of rent and mortgage. It’s unfair they’re holding the chain up by trying to save a bit of money when there’s nothing legal holding up their purchase.

we’re renting whilst selling so already paying rent and mortgage & fully expecting an overlap when we buy again. It’s good though, as it gives you time to do a few jobs and take your time moving in.

hope it happens soon for your parents

AmandaHoldensLips · 08/08/2025 11:57

The system in England and Wales is a ruddy nightmare. We moved during covid and I swear I had forgotten just how bad the process can be.

HappyCrochetHooker · 08/08/2025 12:18

Ah bloody hell @Ontheflipside and @ErlingHaalandsManBun you both have my sympathies, what a fucking nightmare. I’m braced for something similar (sellers don’t really want to move, it seems, everything has gone very quiet and it’s been going on for nearly 4 months now and we’re no further forward than we were when we started) and the thought of starting over again is just soul destroying. I hope your next house works out better for both of you.

PrincessOfPreschool · 08/08/2025 22:43

@KatkincakeWell yes, I guess it's up to my parents' buyers to put pressure on them to absorb the cost.

However, it sounds like a made-up story. I mean, who would ever think a landlord required 2 weeks notice of moving out? They are clearly delaying but not sure of the reason. Maybe they want to get a better mortgage if rates are going down.

Ontheflipside · 09/08/2025 18:46

Thanks everyone for your sympathies and sharing your experiences of hope! We went and viewed a house today, but it was awful. It's so bloody draining
