Adding new Toilet

Hi all,

We are in process of closing the purchase soon for a semi detached 3 bed. I like the property but only thing missing is an additional toilet.

I'm trying not to use the cloakroom due to reserved nature, looking for suggestion on where else this can be placed (and approx cost, I can't do DIY). The garage is detached to the property.

Are you saying you have an additional toilet already in the “cloakroom” or is that just a cupboard? If the cloakroom is the bit by the front door and had a soil pipe, then the easiest is to put a new toilet in part of the bedroom above that.

Otherwise your options are limited as tou need to feed into the soil stack from the main bathroom. Adding a new drain is difficult and expensive and needs building control sign off.

My bad, should have cleared, the cloakroom is just a cupboard, no pipes or connection and neither I'm looking to use this for loo. Maybe the understairs or if any option for external to the property

How about blocking off the kitchen door from the hall (kitchen access from dinng room stays) and placing a downstairs loo next to under the stairs. If there is enough space, you could make this a utility too.

As @Ilovemyshed says, you need to connect to your existing soil pipe, which is in the bathroom. As the kitchen is below, that’s not possible, the only thing I can see is that you might be able to run a pipe in the wardrobe (?) in the bedroom and extend the space up to the window. It’s difficult to say as there are no dimensions on the plan.

Under the stairs? The soil pipe could perhaps come out the side of the house to meet the existing one, or to meet the drain and be buried.

It will depend on where your soil pipes run externally under the ground. If you are lucky and then run past the right hand side of the house, they could be tee d into by digging down and you could put a loo under the stairs. If not then you could do a macerator loo under the stairs but they are noisy and get blocked easily.

I think the cheapest would be in the back bedroom, pretty much next to the existing toilet and then have a bit in front to the hall. If you had an outward opening door to the bedroom (not sure that is allowed) and an inward one to the toilet alley it would probably work or you could make an ensuite, but that would be an unusal configuration in the smaller bathroom.

Having it next to the main bathroom would make it work for services.

Yeah that's kind of what I was thinking. I think you should try and keep the bath though and maybe cram the sink on the left hand wall and the toilet in front of the window (sink in front of the window for me is a no no because no mirror). Any movement of the toilet where you have it is going to lead to work needing to be done to get the soil pipe to work properly.

I also like the fact that the new toilet corridor could probably be easily turned into an en suite/shower room if someone wanted to do that in the future by blocking off the door space and putting a new door inside the room
