New builds on neighbouring property - how long might it go on?

I realise this is a bit "how long is a bit of string" but would appreciate any insight from those with knowledge...

We are interested in a property that is on the same road as an empty lot. The lot recently got planning permission for two detached family homes. It doesn't look like building has started yet.

We aren't put off by the new houses themselves but are concerned about the disruption while they are being built.

Assuming this is a commercial developer who wants to a complete and sell on, and the houses are good quality, standard deatched 4 beds with garage, what sort of timescale is likely from breaking ground to completed buildings ready to sell on? Are we talking <6 months, 6 to 12, 12 to 24?

6 months is reasonable, assuming the building co remains solvent, there are no legal issues, and the bank base rate does not go up.

I have a small development opposite me. They started in February, work 7.30-4 weekdays and 8-1 on Saturdays. There's a fair amount of noise, hammering, generators, reversing bleeping lorries and traffic holdups. They are supposed to be finished by September. I think they will over run by six weeks.

The most efficient way to build is to do both houses at the same time.
But there is a double plot I drive past where they build house 1 first and only started house 2 once the first one was finished and sold. I assume it was a cash flow issue

Could be 18 months. It's not just the construction noise, it'll be the radio blaring all day, dirt, dust etc.

We had a plot 500 yards away from our house where 2 very large (and very lovely) new houses were being built by a quality small builder. Didn’t hear a thing and actually can’t remember how long it took, because we had no issues at all from it. The new Bovis housing estate half a mile away however was very noisy, especially the reversing beeps coming from the machinery, nearly drove us final!

If my new build estate is anything to go by about 3 years!! But 2 houses should be done in about 12 months I’d guess.

The house down the road from me is being re-roofed - just the tiles and solar panels fitted. So far it's been 3 weeks, and still more to go. And they are the noisiest bunch of workmen I have ever come across. They are on the other side of the road, 5 houses down, and you can hear every word!
6 months to build two complete houses seems optimistic.

So looking like the thick end of 6 to 12 months is a typical time for a small development but with potential to be longer.

Thank you to everyone, this is very helpful.

I'm considering contacting the landowner (it's one of the big landowning estates not an individual) to ask if they plan to develop themselves or sell the land with plannng, and if it's going to be them whether they have a schedule in mind. They may not tell me but there's no harm in asking.
