Hi all,
Had an offer accepted on a house the other week and the EA of the seller is giving us a month to get under offer which i think is very reasonable and fair considering the sellers are willing to take it off the market. We’re currently selling our 2 bed apartment. Had a couple of viewers prior to this but no offer. This particular viewer is a 1st time buyer which would be perfect and apparently really likes our place. Kind of banking on this viewer being “the one” to be honest, so hoping to kickstart the process if he does indeed want to buy. Just advice really on how to make the place as appealing as possible? Any tips?!We have 2 kids so toys etc will all be put away and hidden

Clean, tidy, decluttered, kitchen surfaces clear, bathroom clear of shampoo and shower gel round the bath, beds made. Put stuff in your car if you have one and you need to get it out of the way.

How long have you been on the market? If it’s been a while and you’ve only had three viewings you might want to look again at the listing and see if that can be improved in any way.

Agree, clean and as tidy as you can possibly be. Open windows beforehand, make it light and airy as possible

Saturday. So plenty of time. Been on the market 2/3 weeks. Bit slow at the moment so we saw a place we liked thought we would try our luck and have an offer accepted with them taking off the market temporarily.

Live health plants and fresh flowers - it’s summer so bring the outside in.
maybe some reed difusers or similar in herbal or natural floral scents.
remember you’re selling a lifestyle, so if there are any particularly nice cafes or independent shops nearby, leave a carrier bag or similar visible.

Just clean and tidy up. However ultimately it won’t make much difference. The buyer either wants it or they don’t, If they want it they’ll see past a bit of mess, and it they don’t think it’s worth the price, it being clean and tidy won’t make them buy it.

Indeed, in fact the only thing that can be done that actually works.A buyer isn’t going to be fooled into overpaying by a few vases of flowers and reed diffusers.

Wasn't it you that has had other threads on here? Weren't you trying to sell a year ago and asking about whether changing agents would help last year? If your market is slow/falling and you are struggling to sell, dropping the price is the best thing you can do to get interest and offers rapidly.

Yes. We sold, but our buyer had issues with mortgage so pulled out. We come off the market completely for a few months and have just come back on with another EA about 3 weeks ago. Had an offer accepted for a property and now have a viewer Saturday 1st time buyer who really likes the property so fingers crossed
