Lots of issues house just under 50 yrs old.
Detached, village location.

No tie things in the loft, risk to gable end in high wind

No building regs sign Off for kitchen rebuild and removed load baring wall
No electrical cert for same works

Some damaged electricals full electrical survey recommended

Roof tiles damaged needs replacing,

Mould to rooms
Damage to ceilings

Argh nothing else similar available, extenuating circumstances mean we need to move asap

So keep going try to negotiate lower price, or cut, run and try again?

2017! We can't understand why it wasn't signed off, have asked seller via solicitors but answers are slow to come

It's the mould and no building sign off for kitchen which are the biggies. Difficult that you need to move though. I wouldn't touch it tbh

Depends on the price tbh.

Ties in the roof - a few grand to get done.

Extension works could be problematic, you would need to understand if the structure is correctly supported from a steels/ load bearing walls and also depth of foundations point of view, correctly insulated and vented. So some investigative holes needed. So discounting the value of the extension could give you budget to sort that.

Electrical issues can be tested and signed off.

Mould is concerning - damp or ventilation issues.

anything is fixable but only if you have the budget to do so.

How much would you try to knock off the price knowing these issues? Or would you get the seller to fix the building regs and electrical cert and negotiate less? Offer price 310, we want to knock 5 off for a previously resolved issue which without it would make the house unsellable, took land not entitled to.

I would certainly ask them to get building regs sign off and wouldnt proceed without that, and hopefully that would give a bit more info for price negotiation

Get them to complete the sign off, I had too when I sold my house every thing was in place just had never been signed off as myself the builder had had enough of each other.
It took month, just collating paper work. If they won't do it run .
