Selling empty house - how much do we expect of EAs?

Accepted an above asking price offer which is great and buyers seem genuine and keen if a little intense.

The house is empty as we live overseas and all my local family members have now gone on holiday.

Buyers want to go round with numerous contractors to get estimates which we have said fine to (following a survey). EAs have just asked if my parents would be around to meet contractors as they are busy on the proposed day. However we need our contractor to go round and check something too and I have nobody to let him in.

How cheeky is it to expect the EAs will be there to let people in, including my own contractor? I have no other way of accessing the property and I live on other side of the world. EAs have been incredible so far.

A little cheeky - how many visits are you talking about in total?

If you would be comfortable, you may be able to authorise the EA to lend keys to your contractor for an hour or whatever. .

Why not just ask if they can collect the key from the estate agent and let themselves in/out? If the house is empty there’s no risk of theft etc

For us only one visit (at the buyer's request), buyers - who knows?

The thing is the buyers will be with the contractors so they will essentially be going in and out as they please with a key. It makes me unconfortable.

The buyers of my late parents house wanted access several times post-offer-accepted - can’t remember if it was three or five times in all.

I didn’t live locally and the estate agent was absolutely fine letting them in and waiting while they measured up etc.

Ask contractors to collect keys from estate agent

When we had our survey done on the empty house we are buying, the surveyor collected the key from the EA and did the survey then returned it. Could your own contractor do this?

I think for anyone the buyer wants to see the house, it wouldn't be unreasonable of you to ask the EA if you have no alternative. I would be asking if they could just liaise direct with the EA on times/dates to suit and try and get all at once to make it easier for them?
