Is this the normal process for selling a house?

So our house has been on the market for 3 weeks. We’ve had several viewings and someone actually put in an offer above the asking price in the second week which we accepted. We suggested keeping viewings going until they showed proof of mortgage but our EA said that wasn’t their policy so they cancelled all of the remaining viewings. Anyway 3 days later the buyers pulled out stating that they had also bidded on another property which had been accepted. Since then we’ve had barely any viewings and the interest seems to have dried up. We were meant to have a viewing today which got cancelled 2 hours before with no reason given. I’m starting to feel really deflated now and was wondering if this is just part and parcel of selling property? Feel like I’m constantly on tenterhooks waiting for the phone to ring.

The estate agent works for you. They should not have cancelled the appointments. I wouldn't be taking it off the market until there was a commitment of some sort from the buyer. Survey etc.

@Doggymummaryeah that’s what I thought but when we suggested it they were very against it. Now I feel like we’ve lost potential buyers. It’s all very frustrating.

It shouldn't be taken of the market or the memorandum sent before confirmation of funds is seen.

They work for you. But their commission comes from your buyer. This is an early indication that once under offer they’ll act on your buyers interests eg trying to negotiate a lower price etc. change agents.
