It's a 1 bedroom top floor maisonette with no garden, 900 year lease, no annual service charge, 22 minutes walk to tube station or bus 1 min away and 5 mins to tube station northolt, London. The purchase price is £220,000. https://www.rightmove.co.uk/properties/161866919

I think you need to consider how much it needs spending on it, it definitely needs a new kitchen and bathroom and possibly a boiler. Then decide if it's worth investing the money because there's properties in better condition for a similar price in that area. The outside doesn't look nice at all, I think I'd rather pay a service charge and have the grounds maintained than that mess outside the front door!

Purchase price has already gone down to £199,950. I wouldn't want it but if you have the skills/contacts to get it done up without spending a fortune, it'd be okay. Only you know if it's worth it to you but seems like there are one beds nearby around the 200k mark that aren't in such a state, so it could take a low offer.

The two Dehavalan Close ones look much better and are cheaper.
The outside/complex looks rough.

Do you have a link for that?

It does need updating, but I would be more concerned about buying somewhere that was such a trek to the tube station. London prices are stagnating and location is everything.

Willowskyblue · 17/07/2025 17:11

For the lack of service charge alone, I would consider it seriously.

FatherFrosty · 17/07/2025 17:17

I may be wrong but I can’t see any central heating?
That should bring the price down a lot in comparison to others.

no service charge is a big bonus, especially with the recent court case.

SaintGermain · 17/07/2025 17:18

I would try and get a two bedroom if possible.

I don’t know the area and this also needs updating but this is the same price and has a garage.

The Dehavilland close ones are 3/4 the size of the other and have an annual service charge of £1200

Plus the kitchen is basically a cupboard off the bedroom.

Better curb appeal for resale.

Noseylittlemoo · 17/07/2025 22:19

Are you familiar with the area? I know it a bit and it's surprisingly inconvenient considering it's zone 4/5 of London. I think the walk to either Northolt or Southall stations would be longer than 22 min . The map on the profile says it's 1.4 miles in a straight line to the nearest tube so close to 2 miles of you're walking or you need to add a bus ride. If you need to commute to London I would rule it out for that reason. But it is well connected by road , particularly for travelling west or to the airport, and there are plenty of local buses.
