Help with bathroom needed please!

Got a big bathroom which l love but it's almost too big - needs a bit of work - sink chipped and tiles cracked so looking to do that. We can make it into a normal size bathroom with a bath and add an en suite off the master bedroom - which would you do? Only 3 of us here so never a queue for the bathroom but is an en suite always a good idea or a bad one?

If you aren't losing space in the bedroom, and the bathroom is still a decent size, I would go for an en suite. An extra toilet helps making a house more sellable in future.

(Yes, I know MN hates en suites but the hive mind also seems to like extra toilets, so...🙄)

Thanks - no won't lose any space in the bedroom, l'm not a lover of en suites tbh but feel like it would be handy. We do have a downstairs toilet also but it's a 4 bed house so 3 toilets not too much imo

I vote for splitting it too but I'd try and get a mock up of what the new bathroom space will look like. Even if it's technically big enough, you don't want it to feel cramped if it's all squeezed in.

I agree but the current bathroom is approx 4m x 2.5m and would be split halfway so with the right furniture l think would be OK x

En-suites are great! I would love to have the space to add one in my current flat. I used to have en-suites in all bedrooms in my previous previous flat and it was sooooo convenient. Everyone in the house loved the privacy it gives.
Go for it and you won't regret! Do keep a WC to serve the common areas/guests.

We switched our tiny bathroom with a bedroom and it’s great. Room for bath, walk in shower, chair and chest of drawers. I love the feeling of space. Not a fan of the ensuite.

If you are thinking about future value, definitely go for the en suite, especially if 3 beds or more. I’m not really a fan of en suites and I like a big bathroom but there’s no doubt it makes a house much more saleable if you do it well. Theres also no doubt that now living with 3 adults in the house an en suite would sometimes be handy…

Would it be possible to have a bathroom with a loo and then a separate extra loo coming off of the hallway (rather than an ensuite) instead? Then you get the functionality of an extra loo without the awful, someone shitting in spiting distance of the bed issue which I think is what puts people off ensuites.

It would but we do have a spare loo downstairs - think that is what puts me off ensuites too actually!

Spare loo upstairs too is nice though. It means people get pop to the loo upstairs if someone is in the shower or bath.

I'm thinking of doing something similar but large bathroom into two as we do need an extra toilet - none downstairs. Can't make an ensuite. We don't need the bath as it's never used.

We had a slightly larger bathroom than yours @notanothersummercold at our last house and we preferred it that way (despite our previous - five bed - house having had an ensuite plus two other bathrooms and a lootility), partly because if we'd split the space one bathroom would've been window-less.

We'd already reconfigured the bathroom and hallway for that reason as the previous layout had a massive landing with window and an equally huge shower room with no window. Bathrooms with no natural light are a pet hate of mine!

Obviously, you might not have that issue - or might not be bothered!

However, ours was a two bed cottage with d/s loo (and just two of us living there), so a third toilet wasn't a necessity.

At the end of the day, it's personal taste - or if thinking towards resale, what your potential buyers might want/expect.

have you thought about using some of the space for a laundry room? I find having the laundry upstairs so much more helpful and frees up valuable space in the kitchen. Might not be an issue if you already have a utility room downstairs though.

I dislike en-suite, would rather have a second toilet or bathroom down stairs but I also see huge bathroom as a waste of space too.

I would maybe make a normal size bathroom and take the extra for the bedroom and turn it into storage (everybody love more storage).

I considered doing this in some houses we viewed but didn't end up buying, it was strange that some houses had huge bathroom but then a tiny box bedroom. Just feels the wrong way round.
